Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

Floor joint sealing in Cardrona, done properly

Floors move, and the joint where they meet a wall, skirting, threshold or another floor has to move with them. Skirting-to-floor gaps, tiled floor joints and concrete joints are all sealed with a sealant suited to the movement and traffic. We work on tiled floors, concrete floor joints and commercial floors, and common reasons people get in touch are skirting caulk that keeps splitting and grout used at the floor edge instead of sealant.

Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Why act early in Cardrona

Leaving skirting gaps until the next decorating job lets dirt and draughts in. Sealing them now is a short job in most rooms. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Combining jobs into one visit is usually more efficient than separate visits. You’ll get one clear quote for the whole job.

Floor joint sealing around Cardrona

Floors around the Scottish Borders run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

In and around Cardrona, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

  • The address or postcode of the job

Signs you need floor joint sealing in Cardrona

Caulk is the usual filler for skirting. It cracks where there’s movement or water so the gap reappears.

Common reasons people contact us are:

  • Grout used at the floor edge instead of sealant
  • Open joints around bathroom floor edges
  • Open gaps along the bottom of skirting boards
  • Cracked grout where a tiled floor needs a movement joint

Community buildings like William Cree Memorial Church are part of the picture too: floor and skirting joints in halls and kitchens wear like any others.

What your quote should include

  • How long the guarantee is
  • Whether they seal over old material or remove it
  • What insurance they hold
  • How the colour is chosen

Choosing a sealant specialist

What happens on the day

We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a few hours, depending on the length of joint. Outdoor work around Cardrona depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We clear the edges of the floor so the joints are easy to reach.
  2. We take out the cracked caulk, grout or old sealant.
  3. We clean and dry the edges of the joint.
  4. We apply a flexible sealant suited to the floor and smooth it.
  5. Finally, we check the work and talk you through aftercare.

When it is not the sealant

To be straight with you, some problems need a different trade:

  • Leaks from a failed tanking system
  • Concrete repairs beyond the joint
  • Structural movement or subsidence

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

What we seal

  • Thresholds
  • Commercial floors
  • Skirting boards
  • Tiled floors
  • Concrete floor joints
  • Wet room & bathroom floors

Should I try it myself first?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Common questions in Cardrona

Is floor joint sealing in Cardrona guaranteed?

All our work, in Cardrona and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Do you cover smaller places like Cardrona?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can grout be replaced with sealant on a tiled floor?

Often, yes, at the edges and along suitable lines. The grout is raked out and replaced with a flexible sealant in a colour to suit, giving the floor room to move.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.

What causes gaps between the floor and skirting?

Floors shrink and settle, especially in the first year or two and through the heating season pulls the skirting and floor apart. Rigid fillers split, so we use a flexible sealant.

Do you seal kitchen plinths to the floor?

Yes. We cut out any old sealant or caulk and reseal with flexible silicone, colour-matched where it shows.

Do you use a paintable sealant?

Where you plan to paint, we do. Silicone in bathrooms and kitchens cannot be painted.

Will there be a smell?

Possibly a little. Any smell clears as the sealant cures.
