Floor joint sealing in Lauder

About our floor joint sealing in Lauder

Tiled floors can crack along the grout when there’s no room for movement. Where one is needed, we rake out the grout along the right line and replace it with flexible sealant. If you are dealing with gaps at thresholds between rooms and failed seals where bathroom floors meet baths and panels, we can put it right, on wet room & bathroom floors, thresholds and skirting boards alike.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

Each job carries a 12-month guarantee, large or small.

Why it’s worth doing now in Lauder

Leaving skirting gaps until the next decorating job lets dirt and draughts in. Sealing them now is a short job in most rooms. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Why Lauder clients choose us

  • Sealant colour chosen to suit
  • White, clear, grey or another colour, product permitting
  • Quality sealants from Arbo and Everbuild
  • Homes, businesses and hotels

How we quote for floor joint sealing

There’s no set price list, because jobs vary so much. What we look at:

  • Any mould that needs treating
  • How much old sealant there is and how hard it is to remove
  • Working hours on commercial sites
  • The type of sealant required

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

Helping us quote

To help us quote quickly, let us know:

  • Whether it’s a home or a business
  • Any access issues, like height or stairs
  • Where the property is
  • Whether it has been sealed before

We quote each job on its own, so the first step is telling us about yours. Simply email us at info@mrmastic.co.uk and describe the job, and pictures are welcome.

Landlord and commercial work in Lauder

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

Lauder: your questions answered

Is Lauder in your area for floor joint sealing?

Yes. We work across all of Scotland, and Lauder is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.

Do you cover smaller places like Lauder?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can new sealant go over the old?

No, because it fails. The old sealant always comes out first.

Is the work guaranteed?

Yes: twelve months. If anything is not right with the work within the year, let us know and we will sort it.

Which products do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we are using and why.

How do I get a quote for floor joint sealing in Lauder?

Size, access and the old material all affect the cost. Ask us for a quote and we will talk you through it.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Can you add a movement joint to a tiled floor?

Often, yes, where it suits the floor. We remove the grout and seal the line with flexible sealant so the floor can move.

How the visit works

Before we leave, we go over the finished joints with you. The visit itself normally takes a morning or an afternoon for most homes, depending on the size of the job. Around Lauder, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. First, the floor type, the gap and the traffic are checked.
  2. We remove what’s in the joint now.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. The joint is tooled neatly and the cure time explained.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Let us know about stairs, lifts or work at height
  • For indoor joints, keep the area dry beforehand if you can

Getting a quote

Advice

Should I try it myself first?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

When to call us in Lauder

Concrete floor joints break down when traffic runs over open or failed joints. Pallet trucks and trolleys knock the edges away.

Common reasons people contact us include:

  • Cracked caulk along skirting in bathrooms and kitchens
  • Cracked grout where a tiled floor needs a movement joint
  • Failed joint filler in concrete floors
  • Worn sealant at door thresholds

Rented homes near Stow station change hands often, and gaps at skirtings and thresholds are worth sealing between tenancies.

What your quote should include

  • Whether they seal over old material or remove it
  • What happens if they find a problem under the old sealant
  • Which colour the sealant will be
  • What guarantee comes with the work

What we can’t put right

We won’t take on work that will not last, so these are the limits:

  • Leaks from a failed tanking system
  • Large cracks that need a surveyor
  • Loose, hollow or cracked tiles, which need a tiler

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Floor joint sealing around Lauder

Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Floors around the Scottish Borders run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. That’s why the skirting and threshold joints need a flexible seal.

If you look after a church, hall or community building such as St Mary's Parish Church, floor and skirting joints in halls and kitchens wear like any others.
