Our bathroom resealing service in TD2
Across TD2, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We work on basins & vanity units, shower trays & enclosures and wet rooms, and common reasons people get in touch are gaps where the bath or tray has moved and shrunken sealant along the back of a worktop.
You don’t need to clear the whole room or building, just the space around the work. We protect the rest, and the job takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen for a typical job.
- First the area is protected and every bit of old sealant removed.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.

Landmarks near Lauder
Typical jobs here are in homes near St Mary's Parish Church, among other places. The closest station to Lauder is Stow station, roughly 5 miles south-west. Nearby you will also find Thirlestane Castle (less than half a mile north-east). Not far away are Addinston Hill.
Bathrooms and kitchens across TD2
In TD2, bathroom resealing takes in flats, houses, rentals and businesses, in Lauder and Oxton and well beyond. Wherever the job is, all the old material comes out before anything new goes in.
Scottish weather is hard on outside joints, especially in the wetter west, while generally soft water means less limescale indoors but no less mould. That shapes the choice of sealant for jobs across TD2.
Lauder: Letting a property close to Stow station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Homes close to St Mary's Parish Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.
Should I try it myself first?
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Different surfaces, different methods
Baths
Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Loading the bath with water before sealing allows for it.
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.
Landlord and commercial work in TD2
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.
What affects the cost of bathroom resealing
We quote each job individually. These are the things that affect it:
- Whether old sealant or filler has to be cut out
- When we can work, for business premises
- How many areas need sealing
- The product the joint needs
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.
What to tell us for a quote
What to tell us when you ask for a quote:
- Any access issues, like height or stairs
- Whether it has been sealed before
- A few pictures by email, if you can
- Roughly how big the job is
For a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before any work starts.
How to look after the new joints
Good habits help new joints last longer. Our tips:
- Let new sealant cure fully before it gets wet
- Keep an eye on the corners, where splits start
- Keep the fan on for a while after bathing
- Dry worktop joints after washing up
Check the sealant now and then. A small split or a corner lifting is easy to spot, so if something does not look right, just send an email to info@mrmastic.co.uk.
Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
FAQs for TD2
Can new silicone go straight over the old?
No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.
What does bathroom resealing cost?
It depends on the job, so we quote each one individually. To get one, email us at info@mrmastic.co.uk and tell us what needs doing and where.
Do I need to be at home?
That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
What do you put in the joint?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
Do the sealants smell?
Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
