External mastic in Lauder

Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible sealant bridges the two where a rigid filler would soon crack. Typical jobs include damp patches traced to an open external joint and joints where the bead has come unstuck, on joints between brick and frames, brickwork movement joints and façade panels.

Outside joints can only be sealed when they’re dry, so work in Lauder depends on the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

External mastic in Lauder: local notes

Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Rented homes near Stow station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

Should I try it myself first?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

How the job changes by surface

Render joints

Water behind render can lead to blown patches. A sound joint keeps the render dry behind and protects the render itself.

Brickwork movement joints

Brick moves with heat and moisture, and grows a little over time. That movement goes into the joint, so the sealant in it must stay soft and stretchy.

What affects the quote in Lauder

For a quick quote, just ask. What matters most is:

  • How many areas need sealing
  • Whether old sealant or filler has to be cut out
  • The number and length of the joints
  • Working hours on commercial sites

Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

What we need to know

You do not need to know the technical terms. It helps if you can tell us:

  • Where the property is
  • A few photos by email, if you can
  • Whether it has been sealed before
  • Roughly how big the job is

To get a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will give you a clear quote before any work starts.

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a few hours for a handful of joints, longer for a whole elevation from start to finish. Outside jobs in Lauder need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about any previous sealing or DIY attempts

Lauder: your questions answered

Do you cover Lauder for external mastic?

Yes. Our work covers the whole of Scotland, and Lauder is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.

Can you help a landlord with a rental near Stow station?

Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

What do you need from me for a quote?

Tell us what needs doing and where. We’ll ask anything else we need to know.

Can you quote for more than one area?

Yes. More than one area can be quoted together.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.

How long will you be here?

Typically it takes a few hours to a few days, depending on the length of joint and the access. Bigger jobs take longer.

Is it OK to fill a movement joint with cement?

No, not where the gap is a movement joint. Filling it with mortar defeats its purpose and can lead to cracking. We’ll reseal it with a flexible sealant.

Can you match the colour of my brickwork?

The aim is a neat, even joint in a colour that suits the wall. Colour is agreed with you before we begin from the range available.

Common problems we fix in Lauder

Poor preparation causes many early failures: dusty or wet faces, no primer where one was needed, or old sealant left in. The sealant never bonds properly.

It’s worth asking for a quote if you see:

  • Cracked joints where brick meets render or frames
  • Sealant pulling away from one side of the joint
  • Brick movement joints where the sealant has split
  • Rigid filler in a joint that should flex

Homes close to St Mary's Parish Church include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.

Comparing quotes

  • Whether the sealant suits the joint
  • Whether they seal over old material or remove it
  • Who turns up on the day
  • How the joint is cleaned and prepared

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Keep high-pressure jets off the joints
  • Keep water from gutters off the wall
  • Act on the first splits you see
  • Keep movement joints as flexible joints, not mortar

Look over the joints once a year, ideally after winter. Splits, gaps at the edges or plants in the joint are early warning signs.

Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established.

When it is not the sealant

New sealant can’t fix everything, and we will tell you before any work starts. It will not solve:

  • Damp that isn’t coming from the joint
  • Cracked brickwork or render that needs a builder or plasterer
  • Render that’s blown, hollow or coming away

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.
