Our external mastic service in the Scottish Borders
A movement joint is only as good as its depth. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, leaving it bonded to two faces so it can move with the wall. We work on render & cladding joints, copings & trims and façade panels, and people most often call us about hard, crazed mastic that has stopped moving and sealant pulling away from one side of the joint.
Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours to a few days, depending on the length of joint and the access.
- We start by checking each joint, agreeing the ones to redo and how we will reach them.
- The old mastic and anything lodged in the joint is removed.
- The joint faces are cleaned and primed where the sealant needs it.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Around Galashiels
In Galashiels, that means homes and buildings near Galashiels, Public House and Galashiels Academy. Galashiels has its own railway station: Galashiels station. Nearby you will also find Borders General Hospital (2.7 miles south-east) and Castle Holydean (4.4 miles south-east). Green spaces nearby include Eildon Mid Hill.
External mastic across the Scottish Borders: local notes
Across the Scottish Borders, from Galashiels, Hawick and Peebles outwards, outside joints range from old gutters to modern movement joints. All of them move, so they need a flexible sealant at the right depth.
Our work covers the whole of Scotland, the Scottish Borders included. Journeys are planned ahead, and outside jobs are booked around the forecast. Along the coast in the Scottish Borders, window and wall joints facing the sea take the brunt of the weather, and that is where sealant generally gives up first. Good preparation and the right sealant help it cope.
Galashiels: Historic houses such as Peel House, about 3.8 miles west, show how far back building around Galashiels goes, and older homes nearby need a sealant that suits their walls. Letting a property close to Galashiels station? Then split movement joints are easy to miss on a rental until damp shows inside.
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Make sure movement joints are not pointed over
- Act on the first splits you see
- Keep high-pressure jets off the joints
- Show decorators and builders where the movement joints are
Keep the joints clear of soil, plants and climbing growth. Anything that holds water against the joint wears it out sooner.
Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years so early resealing is worth it.
Honest limits
Some problems need a builder, plumber or other trade rather than us:
- Failed render or damaged cladding panels
- Rising or penetrating damp from elsewhere in the wall
- Cracking across the wall rather than at a joint
Work for landlords, hotels and businesses
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
If you manage several properties in or around the Scottish Borders, several properties can be quoted together. Send us the addresses and the work at each, and pictures by email help.
Why deal with it now?
Mortar or ordinary filler might look like a quick way to close an open joint, but it locks the joint solid. The wall then cracks somewhere else. A flexible sealant over backing rod is what the joint needs.

Quotes for external mastic in the Scottish Borders
There’s no set price list. What we look at:
- Any mould that needs treating
- Whether the work is at height
- Working hours on commercial sites
- The product the joint needs
The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before work begins, so you know where you stand.
What we need to know
When you call or email, it’s useful to know:
- A few photos by email, if you can
- Where the job is, and your postcode
- Any access issues, like height or stairs
- Any previous sealing or DIY work
We don’t publish a price list, because every job is different. Instead, we give you a clear price for your job. To arrange one, email us at info@mrmastic.co.uk.
FAQs for the Scottish Borders
Why do you put foam in the joint first?
Backing rod goes into deeper joints as a matter of course. It controls the depth and stops the sealant bonding to the back so the bead can stretch.
How long should I leave it?
Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint before we leave.
Should I point up the gap in my brickwork?
No, not where the gap is a movement joint. Filling it with mortar defeats its purpose. A flexible sealant is the right fill.
Can you do several jobs on one visit?
Yes, we can. More than one area can be quoted together.
Can landlords and businesses book you?
Yes. Domestic, commercial and hotel work are all part of what we do, and we’re fully insured.
Why is there a gap in my brick wall?
It’s a deliberate gap that lets the wall expand and contract without cracking. It’s sealed with a flexible sealant, not mortar.
I rent my home. Can I book you?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
