Common questions in Longformacus
Is external mastic in Longformacus guaranteed?
All our work, in Longformacus and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
Do you cover smaller places like Longformacus?
Yes, Longformacus is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
I rent my home. Can I book you?
Yes. Check with your landlord; we can send the quote to them too.
How long does external mastic last?
That depends on the wall, the weather and the movement. Signs to watch for are cracking, hardening and gaps at the edges, and reseal at that point.
Can I do it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Are you fully insured?
Yes, we’re fully insured.
How do I get a quote for external mastic in Longformacus?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.
About our external mastic in Longformacus
We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. The colour is chosen to suit the brick or render. We work on brickwork movement joints, concrete & block and façade panels, and the jobs we see most are movement joints with cracked, split or missing sealant and water getting into walls through failed joints.
Outside joints can only be sealed when they’re dry, so work in Longformacus depends on the weather. Tell us how to reach each wall, gutter and roofline.
A one-year guarantee comes as standard.

Why act early in Longformacus
Low-modulus sealants stretch easily, so they put less strain on the joint edges. That protects surfaces like brick, render and concrete. Too stiff a sealant can pull at the edges and break them. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

Honest limits
To be straight with you, there are a few things sealant won’t fix:
- Cracking across the wall rather than at a joint
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Structural movement, which needs a surveyor or engineer
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.
What we seal

- Render & cladding joints
- Façade panels

When to call us in Longformacus
Buildings move more than people expect. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. All of that ends up in the joint sealant.
Most people get in touch when they notice one of these:
- Moss and dirt in joints with no sealant left
- Failed seals between different materials
- Water getting into walls through failed joints
- Joints pointed up with cement by mistake
In and around Longformacus, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
Questions to ask before booking
- How the surfaces are prepared before sealing
- What the cure time is
- Which sealant they’ll use, and why
- Whether VAT is included
How we quote for external mastic
The price is agreed before any work begins. It’s based on:
- When we can work, for business premises
- How many rooms, windows or areas are involved
- Whether the work is at height
- The amount of work
What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start.
Asking for a quote
When you call or email, it’s useful to know:
- If it’s domestic, commercial or a hotel
- Photos by email, if that’s easy
- Whether it has been sealed before
- Roughly how big the job is

Should I try it myself first?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
What we do, step by step
Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a handful of joints, longer for a whole elevation. For a place like Longformacus, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We look at every joint and agree a colour to suit the wall.
- We take out the old sealant until the faces are sound.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Getting ready for the visit

- Tell us about any previous sealing or DIY attempts
- Keep pets and children clear of the area while we work

Brickwork movement joints
Brick walls have vertical movement joints to absorb expansion. They’re resealed over backing rod with a low-modulus sealant coloured to suit the wall.
Concrete and blockwork
Concrete and block walls shrink as they dry and move with temperature. We reseal their joints with backing rod and a flexible product.
Outside joints around Longformacus
Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Homes close to Longformacus Parish Church include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep.
