External mastic near Chirnside

External mastic for homes and businesses in Chirnside

For buildings in Chirnside, we reseal external joints of all kinds, from brick movement joints to cladding panels. Every joint gets the same careful preparation: clean joint faces and the right depth. If you’re dealing with leaking joints around cladding and façade panels and sealant pulling away from one side of the joint, we can help, on concrete & block, joints between brick and frames and brickwork movement joints alike.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

All our work is covered by a 12-month guarantee, wherever you are in the Scottish Borders.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Chirnside buildings and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

Schools such as Chirnside Primary School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. For landlords with property near Reston station, outside joints that have cracked can let damp into a rental, so check them between lets.

What we’re called out for in Chirnside

Every building moves. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. All of that ends up in the joint sealant.

Most people get in touch after spotting something like this:

  • Movement joints with cracked, split or missing sealant
  • Sealant pulling away from one side of the joint
  • Cracked joints where brick meets render or frames
  • Joints pointed up with cement by mistake

For an older house near a landmark such as North Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

What to look for in a quote

  • Are they insured?
  • Whether VAT is included
  • Which colour the sealant will be
  • Whether they seal over old material or remove it

Our hiring checklist

When something else is needed

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Walls that need new movement joints cut into them
  • Subsidence or other structural problems

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Concrete & block
  • Joints between brick and frames
  • Render & cladding joints
  • Copings & trims
  • Façade panels
  • Brickwork movement joints

How it works

There isn’t much for you to do on the day. Show us the job and we will take it from there. The work itself takes a few hours to a few days, depending on the length of joint and the access from start to finish. For a place like Chirnside, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. Old sealant and any debris are cut and raked out.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Clear the area around the work
  • Keep children and pets away from the work area

Advice

Common questions in Chirnside

I let a flat near Reston station. Can you help?

Yes, we work for landlords and agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Is Chirnside in your area for external mastic?

Yes. We work across all of Scotland, and Chirnside is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

How often do external joints need resealing?

That depends on the wall, the weather and the movement. Look for splits, hardening or edges coming away.

What colours does the sealant come in?

Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We pick the one that suits your wall best so it does not stand out.

How much does external mastic cost in Chirnside?

Size, access and the old material all affect the cost. Ask us for a quote and we’ll talk you through it.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Why do you put foam in the joint first?

Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. That way it bonds to the two sides only and can stretch.

How long before the joint can be used?

That depends on the sealant used, so follow the cure time we give you.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Act on the first splits you see
  • Deal with leaking gutters that soak the joints below
  • Ask before painting over external sealant
  • Don’t let climbing plants root in the sealant

Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.

Act while the splits are small. At that stage it’s a simple cut out and reseal.

Why deal with it now?

The longer a joint stays open, the more water the wall takes in. In cold weather, frost can damage wet brick and render around the joint, so the damage spreads beyond the joint. In a place like Chirnside, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.
