About our remedial sealant in Longformacus

A joint that keeps letting you down needs more than another bead. It helps to have pictures when you email us at info@mrmastic.co.uk, along with when it was last resealed. If you have beads that never stuck properly and black mould underneath the bead, we can help, on botched or over-sealed joints, expansion joints and leaking tray & enclosure joints alike.

In and around a place like Longformacus, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.

A one-year guarantee comes as standard.

Why act early in Longformacus

DIY removal often leaves scratches and a film of residue, and the residue left behind stops the next bead bonding. Careful stripping is where most of our time goes. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Why us?

  • Quality sealants from Arbo and Everbuild
  • A sealant colour to suit the surroundings
  • Anti-fungal silicone where joints get wet
  • You choose the colour before work begins

Questions from Longformacus

Is there a guarantee on remedial sealant in Longformacus?

All our work, in Longformacus and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Is Longformacus in your area for remedial sealant?

Yes, Longformacus is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

My shower still leaks after a reseal. Can you sort it?

Yes. All the sealant comes out, we find out why it failed, and the joint is resealed properly.

Do you offer different sealant colours?

In most cases you can choose. We will explain which colours are available and agree one before any work starts.

Is it messy?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

How long before the joint can be used?

Cure times vary by product. Before we leave, we’ll tell you the cure time.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few photos.

When something else is needed

New sealant cannot fix everything, and we’d rather say so up front. It will not solve:

  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • A tray or bath that’s cracked
  • A tray or worktop that needs refixing first

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

  • Shrunken worktop sealant
  • Expansion joints
  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Failed movement joints

How it works

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a few hours for most joints, depending on how much old sealant has to come out from start to finish. Outside jobs in Longformacus need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. We strip the joint completely, removing any layers below.
  3. Next, any mould is treated and the joint dried.
  4. Moving joints get backing and a flexible sealant to suit.
  5. The new joint is tooled neatly and we explain anything else we found.

Before we arrive

  • Mention any tricky access
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know if you’ve seen damp or leaks

How the job changes by surface

Mouldy bath & shower sealant

Black mould inside the bead won’t scrub out. All of it comes out, and the joint is treated and dried ahead of a new anti-fungal bead.

Worktops & kitchens

If a worktop moves when you lean on it, the sealant will keep splitting. It needs fixing down first, and we will tell you if we find it.

What affects the cost of remedial sealant

The price is agreed before any work begins. It’s based on:

  • Access and height
  • Any mould that needs treating
  • The amount of work
  • Any working-time requirements on site

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

What to tell us for a quote

To make quoting easier, please include:

  • Where the property is
  • A few pictures by email, if you can
  • The problem you’ve noticed
  • The type of property

When to call us in Longformacus

Silicone only bonds to surfaces that are clean and dry. Soap film, dust, damp or old residue stop it gripping, so it starts lifting sooner than it should.

Most people get in touch after spotting one of these:

  • Black mould underneath the bead
  • Products that weren’t meant for the joint
  • Floor or wall movement joints that have failed
  • Smears and lumps from a botched reseal

In and around Longformacus, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.

Questions to ask before you book

  • Whether all the old sealant comes out first
  • Which sealant they’ll use, and why
  • Whether you can choose the colour
  • What guarantee comes with the work

Our hiring checklist

Bathrooms and kitchens in Longformacus

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For an older house near a landmark such as Longformacus Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

DIY versus a professional finish

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
