Remedial sealant & repairs in Clockmill, Scottish Borders
Specialist remedial sealant for Clockmill: the right sealant, proper preparation and a neat finish. Call for a quick quote.
- A shower that leaks however often it’s resealed
- Kitchen joints letting water behind the worktop
- Floor or wall movement joints that have failed
Do you need remedial sealant in Clockmill?
Joints that move need sealant that can stretch. A bath that flexes, a tray that rocks or a building joint that opens and closes will split a rigid or thin bead.
People generally contact us when they notice something like this:
- Kitchen joints letting water behind the worktop
- Leaks that keep coming back after resealing
- Torn expansion joints
- Smears and lumps from a botched reseal
For an older house near a landmark such as Old Parish Church of St Cuthbert, walls and floors in older homes can move, and sealant and grout show it first.

Remedial sealant in Clockmill, done properly
Removing failed sealant is the hardest part of the job. We cut out every layer, clear the residue and degrease the surfaces, without scratching tiles, trays or frames. Only then can new sealant bond. If you have sealant that came away because the surface wasn’t prepared and gaps opening along the back of the worktop, we can help.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
There’s a 12-month guarantee on every job, whatever its size.

Keeping the joints in good condition
After the cure time, these simple habits help:
- Never fill a movement joint with mortar or grout
- Keep bleach and abrasives off the bead
- Act on a lifting corner right away
- Run the fan after every shower
Keep an eye on the joint at first, especially if movement was the problem. If anything changes, just drop us a line at info@mrmastic.co.uk.
A split movement joint lets rain into walls and floors, and the longer it’s left, the more the joint edges break down. Resealing while the edges are sound is simpler.
What else we do in Clockmill
How the job changes by surface
Leaking trays & enclosures
A shower that leaks after resealing often has a tray that moves or an enclosure sealed on the wrong side. We check both before we reseal.
Mouldy bath & shower sealant
Mould that has grown into silicone doesn’t clean out for good. All of it comes out, and the joint is treated and dried before anti-fungal sanitary silicone goes in.
Clockmill: your questions answered
Will you come out to Clockmill?
Yes. Clockmill is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Is Clockmill in your area for remedial sealant?
Yes. We work across all of Scotland, and Clockmill is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Do you take out the old sealant first?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
My shower still leaks after a reseal. Can you sort it?
Yes. All the sealant comes out, we find out why it failed, and the joint is resealed properly.
Is it messy?
We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.
Where are you based?
Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.
Do you guarantee remedial jobs?
Yes. Every job comes with our 12-month guarantee.
How it works
When we arrive, we look over the joints with you first, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. Most jobs take a few hours, depending on how many layers have to come out. Around Clockmill, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- Surrounding tiles, trays and frames are protected first.
- Every layer of failed sealant is stripped out.
- The joint is degreased and checked for movement and leaks.
- New sealant goes in once the joint is dry, and is tooled smooth.
- We give you the cure time and explain what caused the failure.
Getting ready for the visit
- Let us know if you’ve seen damp or leaks
- Mention any sign-in or site rules at work premises
- Mention if the joints have been sealed before

DIY versus a professional finish
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Clockmill homes and their sealant
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. Clockmill has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.
If you look after a building such as Berwickshire High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

- A cracked shower tray or bath (that needs repair or replacing)
- A tray or worktop that needs refixing first
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.

How we quote for remedial sealant
We don’t publish a price list, because jobs vary so much. The quote depends on:
- How much there is to do
- How easy the joints are to reach
- How much old sealant there is and how hard it is to remove
- Which sealant suits the joint
What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.
Helping us quote
When you call or email, it’s useful to know:
- Roughly how big the job is
- What the problem is, such as mould, gaps, leaks or cracking
- Access, such as stairs, a lift or height
- Whether it’s a home or a business
There’s no standard price list, as no two jobs are quite the same. Instead, we send you a clear quote for your job. To arrange one, send an email to info@mrmastic.co.uk.
