Remedial sealant in Kelso
Some sealant jobs are not a simple reseal, because someone has already had a go. New sealant over old, smeared beads, unsuitable products and hidden mould all have to come out. We’re often asked to deal with kitchen joints letting water behind the worktop and leaks that keep coming back after resealing, across failed movement joints, shrunken worktop sealant and botched or over-sealed joints.
Bathrooms in smaller places like Kelso work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
A 12-month guarantee comes as standard, so you’re covered after we’ve gone.

Leave it or put it right?
Stripping out botched sealant adds time to a reseal, but rarely a lot: it takes a few hours for a typical bath or shower, longer where several layers have been applied. Compared with chasing the same leak every few months, it’s time well spent. Around Kelso, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and give you a clear quote before we start.

Kelso questions
Do you take on hotel work around Kelso?
Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.
Is Kelso within the area you cover?
Yes, Kelso is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
What if resealing won’t fix my leak?
That’s why we look for the cause first. If the fault is elsewhere, you’ll know before any work is done.
How do I get a quote for remedial sealant in Kelso?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we will talk you through it.
What information do you need?
A short description and the location, plus photos if you have them. We’ll ask anything else we need to know.
Can you do several jobs on one visit?
Yes, and it often makes sense. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.
Do you remove the old sealant?
Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
How long does the work take?
The number of joints and layers decides it. We’ll tell you before we start.
What we do, step by step
Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours for a typical bath or shower, longer where several layers have been applied. Around Kelso, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- Surrounding tiles, trays and frames are protected first.
- Every layer of failed sealant is stripped out.
- The joint is degreased and checked for movement and leaks.
- Once dry, a suitable sealant is applied and tooled.
- You get the cure time and our view on why the joint failed.
Before we arrive
- Keep pets and children clear of the area while we work
- Clear items away from the joints we’re working on
- Let us know about parking restrictions

What affects the quote in Kelso
Some jobs are bigger than they look, and some smaller. What affects the quote:
- When we can work, for business premises
- How many areas need sealing
- The number and length of the joints
- How much old sealant there is and how hard it is to remove
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk.
Helping us quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- If it’s domestic, commercial or a hotel
- If someone has resealed it before
- The address or postcode of the job
- Pictures of the joints, sent by email

Looking after it afterwards
Simple care keeps the joints in good condition. We recommend:
- Keep the room well ventilated
- Never fill a movement joint with mortar or grout
- Report a tray that rocks or a worktop that lifts
- Do not add new sealant on top of old
Go easy on the new sealant: a mild cleaner and a soft cloth, with no blades or scourers.
Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.
Surface by surface
Mouldy bath & shower sealant
Mould often spreads under the bead as well as through it. We treat the exposed joint once the bead is out so the new sealant starts clean.
Leaking trays & enclosures
If the tray is cracked, or the leak is from the valve or waste, sealant will not fix it. We’ll tell you what we find.
What sealant work cannot fix
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- A tray or bath that’s cracked
- Water damage behind tiles that needs a tiler
- A tray or worktop that needs refixing first
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.
Surfaces we seal
- Failed movement joints
- Shrunken worktop sealant
- Mouldy bath & shower sealant
- Expansion joints
- Leaking tray & enclosure joints
- Botched or over-sealed joints
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Remedial sealant around Kelso
Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
In and around Kelso, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint. Schools such as Kelso High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
