Remedial sealant in Ednam
With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We’re fully insured ARBOMaster approved applicators, and every remedial job comes with a 12-month guarantee. If you’re dealing with kitchen joints letting water behind the worktop and caulk or the wrong sealant used in a wet area, we can help, on leaking tray & enclosure joints, botched or over-sealed joints and shrunken worktop sealant alike.
Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Honest limits
We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:
- Tiles that have come away from the wall
- A tray or bath that’s cracked
- Leaks from a shower valve, waste or pipework (a plumber’s job)
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.

Signs you need remedial sealant in Ednam
Sealant needs a clean, dry surface with no grease on it. Residue, moisture or dust left in the joint weaken the bond, and the joint starts to come away early.
The most common problems we see are:
- Worktop sealant that has shrunk and split
- Beads that never stuck properly
- Products that weren’t meant for the joint
- Mould trapped under a layer of silicone
Schools such as Kelso High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

How the visit works
When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours for most joints, depending on how much old sealant has to come out. Outside jobs in Ednam need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First we work out whether the problem is the sealant, movement or a leak.
- Each layer is cut out and the residue cleaned off.
- We treat any mould and dry the joint thoroughly.
- The right product goes in, with backing where the joint moves.
- We finish neatly and point out anything that needs another trade.
Preparing for the visit
- On commercial sites, let us know about site rules
- For indoor joints, keep the area dry beforehand if you can
- Keep pets and children clear of the area while we work

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. Whenever you are ready, send an email to info@mrmastic.co.uk.

What happens if it’s left?
Ripping out a bathroom is not normally needed. When the fittings are sound, stripping and resealing the joints is often enough. Where something else has failed, you’ll hear it from us. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.

How the job changes by surface
Over-sealed & botched joints
A botched joint can hide two or three layers of sealant, including the smears and film on surrounding tiles. New sealant needs a fully clean surface.
Leaking trays & enclosures
Where the joints are the problem, every bead is stripped and resealed with anti-fungal sanitary silicone, tray edges and screen profiles included.
Bathrooms and kitchens in Ednam
Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Homes close to Ednam Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
