Bathroom resealing near Ednam

DIY sealant or a professional job?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

About our bathroom resealing in Ednam

A bead that has gone black, split or come away shouldn’t be left until there’s a leak. Just drop us a line at info@mrmastic.co.uk with a photo of the joints, and we’ll give you a clear price for bathroom resealing in Ednam. We work on wet rooms, basins & vanity units and kitchen worktops & upstands, and people most often call us about leaking joints on a shower screen and sealant that has split, shrunk or peeled away.

For a place like Ednam, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

We stand behind the work with a one-year guarantee, so you’re covered after we’ve gone.

What sealant work can’t fix

A few problems are outside what sealant work can do:

  • A tray that rocks until it’s re-bedded
  • Failed grout lines across the wall
  • Damage behind the tiles that needs a tiler

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Basins & vanity units
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Wet rooms
  • Baths

The process

We bring everything the job needs with us. Once we have agreed what’s being done, we protect the area and start. Most jobs take half a day or less for one room, longer when the kitchen is included. Outdoor work around Ednam depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First the area is protected and every bit of old sealant removed.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

Bathroom resealing around Ednam

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Managing a site like Kelso High School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. Homes close to Ednam Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

What affects the quote in Ednam

Jobs vary more than people expect. What affects the quote:

  • The product the joint needs
  • How many areas need sealing
  • The size of the job
  • When we can work, for business premises

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

What to tell us when you ask for a quote:

  • If someone has resealed it before
  • Roughly how big the job is
  • Any access issues, like height or stairs
  • The problem you’ve noticed

To get a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before we start.

Questions from Ednam

Do you cover Ednam for bathroom resealing?

Yes. We work across all of Scotland, and Ednam is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

What guarantee comes with bathroom resealing in Ednam?

Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Will you leave a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. We cover Ednam and the rest of the Scottish Borders, along with the rest of our area.

Do you do commercial work?

Yes, regularly. We can plan bigger jobs in stages.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status.

Can landlords and businesses book you?

Yes, we do. We work in homes, commercial premises and hotels, and we are fully insured.

What happens if it’s left?

You do not need a new bathroom because the sealant looks bad. Replacing the joint is normally all it takes, provided the bath, tray and tiles are in good order. If something else is wrong, we’ll tell you. Around Ednam, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

How the job changes by surface

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.
