Why act early in Sprouston

Running new silicone over the old joint can look tidy for a few weeks, but it can’t stick to what’s underneath. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.

Why book with us

  • We never seal over old sealant
  • Colour agreed with you before we start

Bathroom resealing in Sprouston

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. If you are dealing with new sealant laid over old sealant that is now lifting and leaks into the floor or ceiling below, we can put it right.

Bathrooms in smaller places like Sprouston work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

The work is covered for a year after we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Squeegee the walls and tray after use
  • Avoid abrasive pads on the sealant
  • Let new sealant cure fully before it gets wet
  • Keep the fan on for a while after bathing

Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

What we cannot put right

A few problems are outside what sealant work can do:

  • A bath or tray that moves because it is not properly supported
  • Loose or hollow tiles, or failed tanking behind them
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

Sprouston homes and their sealant

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

If you look after a building such as Kelso High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Do you need bathroom resealing in Sprouston?

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

People generally contact us when they notice one of these:

  • Two layers of silicone, both failing
  • Black spots spreading through the bead
  • Water getting behind the kitchen upstand
  • Cracked, shrunken or lifting silicone

If you live in an older home near Sprouston Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Choosing a sealant specialist

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

What we do, step by step

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes around two hours for one bath or shower, longer for a whole bathroom, including the tidy-up. Outside jobs in Sprouston need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Mention any sign-in or site rules at work premises

Advice

Questions from Sprouston

Is Sprouston within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is Sprouston in your area for bathroom resealing?

Yes. We work across all of Scotland, and Sprouston is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear quote.

Do you remove the old sealant?

Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Does the resealing come with a guarantee?

Yes. All our work comes with a 12-month guarantee, and we are fully insured.

Can you reseal around my kitchen sink and worktop?

Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Which products do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

Can landlords and businesses book you?

Yes. We work for householders, landlords, letting agents, businesses and hotels in Sprouston.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

Surface by surface

Basins & vanity units

Basin joints are short and close to eye level: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.

Baths

Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.
