New-build mastic & snagging in Sprouston, Scottish Borders
Problem with your new-build sealant joints in Sprouston? We cut out the old, prepare the joints and apply the right sealant, with a one-year guarantee.
- Shower seals failing in the first year or two
- Kitchen sealant that has pulled off the wall
- Plot mastic for developers ahead of handover
New build mastic in Sprouston, done properly
We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. Both get the same care over preparation, because that is what rushed new-build sealant usually lacks. We work on kitchens, windows & doors and skirting & floors, and the jobs we see most are skirting joints opening in the first winter and untidy sealant flagged on a snagging list.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
You get a one-year guarantee, the same in Sprouston as everywhere else we work.

How we quote for new build mastic
We quote each job individually. These are the things that affect it:
- The number of rooms or windows
- The size of the job
- How much old sealant there is and how hard it is to remove
- Which sealant suits the joint
Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.
What we need to know
Photos by email are helpful but not essential. Try to tell us:
- Pictures of the joints, sent by email
- Where the job is, and your postcode
- How many joints, rooms or windows are involved
- Any access issues, like height or stairs
We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, drop us a line at info@mrmastic.co.uk.
Why act early in Sprouston
A quick bead over the top of the old sealant can look fine at first, but it will not bond to the old layer. Taking it all out and starting again is the only way to get a lasting seal. In an older home around Sprouston, damp from a failed joint can get into timber and plaster.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.

Yes. Tell us about everything you’d like done and you will get one quote.
I’m a tenant. Can you help?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Is there a guarantee?
Yes: twelve months. If anything is not right with the work within the year, let us know and we will sort it.
How long should I leave it?
That depends on the sealant used, so please follow the time we give you.

Looking after it afterwards
So the new joints stay in good condition:
- Keep photos and emails about snagging items
- Avoid running a DIY bead over the old one
- Open a window or run the fan after bathing
- Watch for new gaps as the house dries out
Keep the bathroom ventilated, especially in the first year. Use the extractor fan or open a window after showers to help keep mould away.
If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.
Joints and finishes in Sprouston homes

Whether the job is in Sprouston itself or nearby, the right material for each joint matters as much as a neat finish. In and around Sprouston, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

When it isn’t the sealant
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Cracking that points to a structural problem
- Broken tiles or a split tray
- Deciding who is responsible under a builder’s warranty
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

DIY sealant or a professional job?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
How the visit works
There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours for most snagging lists, longer for a run of plots, including the tidy-up. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
- Failed or untidy sealant is cut out completely.
- Each joint is cleaned of dust and grit, then primed if required.
- New sealant suited to each joint is applied and tooled neatly.
- Each area is checked and left with its cure time.
Before we arrive
- Keep pets and children clear of the area while we work
- For indoor joints, keep the area dry beforehand if you can
- Let us know about earlier repairs to the joints

Related advice
Different surfaces, different methods
Kitchens
Worktop, upstand and sink joints in new kitchens often get a hurried bead. We remove it and reseal with a kitchen-suitable sealant.
Bathrooms and en suites
Baths, showers, basins and trays in new bathrooms are the most common new-build reseal. The old sealant comes out and anti-fungal sanitary silicone goes in after cleaning and priming.
