New build mastic for homes and businesses in Duns

Failed shower seals, gaps along the skirting and messy beads are common items on a new-home snagging list. If you are still within the builder’s snagging or warranty period, tell them first. Common call-outs are for new-build shower sealant that has already split and untidy sealant flagged on a snagging list, across kitchens, plot handovers and bathrooms & en suites.

For a place like Duns, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

You’re covered for a year from the day we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

Duns questions

What guarantee comes with new build mastic in Duns?

All our work, in Duns and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Do you cover Duns for new build mastic?

Yes, Duns is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Will there be a smell?

Possibly a little. It fades as the sealant cures.

Can you quote for more than one area?

Yes, and it often makes sense. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.

Do you work for landlords and businesses?

Yes, regularly. Several properties can go on one quote, and between tenancies is a good time for the work.

Will you just run a new bead over the existing one?

No. New silicone will not bond to old silicone, so it soon lifts and traps water. The old sealant always comes out first.

Can you match the sealant colour to my new kitchen or bathroom?

White and clear are the most common, but sealant comes in other colours too. We choose one to suit the room.

How long will you be here?

As a guide, most jobs take anything from a few hours to several days, depending on the number of plots. Bigger jobs take longer.

For landlords and businesses

Housing providers, facilities teams and property managers book us too in Duns and across the Scottish Borders. We can quote a run of properties together.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

When to call us in Duns

Once people move in, baths and trays take weight and bed down. If a bath wasn’t filled when it was sealed, the bead is stretched the first time it’s used and the sealant may split.

People usually contact us after spotting something like this:

  • Second-fix sealing on new plots
  • Joints pulling apart as timber shrinks
  • Untidy sealant flagged on a snagging list
  • Cracked sealant around new window and door frames

In and around Duns, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

What to look for in a quote

  • How the colour is chosen
  • How the surfaces are prepared before sealing
  • What product goes in the joint
  • What insurance they hold

Our hiring checklist

What we can’t put right

It helps to know what we cannot do too:

  • Leaks from pipes, valves or wastes, which need a plumber
  • Deciding who is responsible under a builder’s warranty
  • Baths and trays that move too much for sealant to cope with

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.

What we seal

  • Kitchens
  • Bathrooms & en suites
  • Windows & doors
  • Skirting & floors
  • Plot handovers
  • Show homes

The process

We bring everything the job needs with us. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours in a single home. Outdoor work around Duns depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. Failed or untidy sealant is cut out completely.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Finally, each room is checked and you are given the cure time.

Getting ready for the visit

  • Mention any sign-in or site rules at work premises
  • Let us know about earlier repairs to the joints
  • Mention any parking rules near the property

Leave it or put it right?

Small cosmetic gaps can wait for the house to settle, but water getting through can’t. If you are unsure which you have, email us at info@mrmastic.co.uk with photos. In an older home around Duns, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

Why us?

  • Experience in homes, commercial sites and hotels
  • 180+ five-star Google reviews
  • We agree the colour with you first
  • 20+ years of sealant experience

Should I try it myself first?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Report sealant problems to your builder during the snagging period
  • Use the extractor fan every time you shower
  • Watch for new gaps as the house dries out
  • Wipe joints with warm soapy water

Keep photos of the joints and any snagging correspondence with your builder. It helps if anything else comes up during the warranty period.

Mould takes hold quickly in sealant that has gaps or lifted edges. Dealing with it before it goes black saves a harder job later.
