Book glazing silicone in Duns

How it works

Every visit runs the same way: we check the joints, protect the area around them, carry out the job and clear up. It usually takes a few hours, depending on how many joints need doing. Outside jobs in Duns need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We start by finding the leak and making sure sealant is the cause.
  2. We cut out the failed silicone, taking care of the glass and frame.
  3. The glass and frame are cleaned and degreased.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. We look over every joint and, where we can, test it with water.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • Clear items away from the joints we’re working on

Advice

About our glazing silicone in Duns

Not every silicone suits glass. Our applicators use neutral-cure glazing silicone that is suited to glass and the frame, finished with a neat, even bead. If you have mouldy sealant around glass panels and leaking glazing joints on a rooflight, we can help.

In and around a place like Duns, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.

All of our work is guaranteed for twelve months.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • Glass that needs replacing
  • Rotten or badly damaged frames
  • Leaks from the roof covering or flashing (a roofer’s job)

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

Surfaces we seal

  • Shower screens
  • Conservatory frames
  • Glass-to-glass joints
  • Glass-to-frame joints
  • Glass balustrade bases
  • Rooflights

Aftercare tips

Aftercare is simple, and it makes a real difference:

  • Get a new leak looked at quickly
  • Clean glass with a mild cleaner and a soft cloth
  • Look over the glazing joints once a year
  • Keep harsh solvents off the silicone

Clear the conservatory gutters regularly, so water drains away from the joints. Blocked gutters can push water where it shouldn’t go.

Act on black or lifting silicone early. Once it starts to peel, water gets behind it and the leak gets worse.

Duns: your questions answered

What guarantee comes with glazing silicone in Duns?

All our work, in Duns and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Will you come out to Duns?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Will resealing stop my conservatory leaking?

Often, if the leak is at a sealant joint. We find where the water gets in first, so you know what you are paying for.

Is a special sealant needed for glass?

A glazing silicone chosen for the joint. Neutral-cure products suit most glass and frames, as some acetoxy types can attack certain metals.

What do you need from me for a quote?

Tell us what needs doing and where. If we need more, we will ask.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Do you fit new glass or sealed units?

Glass replacement is not our trade. We reseal the joints around it and can tell you if a unit seems to have gone.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

Leave it or put it right?

A leaking joint won’t fix itself. Left, water can mark floors, damage plaster and rot timber so early action saves a bigger repair. In a place like Duns, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

Windows and doors in Duns

Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

For an older house near a landmark such as Old Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. For site and facilities teams at buildings such as Berwickshire High School, its window and door frames need their mastic kept sound, just like a home’s.

How the job changes by surface

Glass-to-glass joints

Silicone joins glass panels in many frameless designs. We reseal with a suitable glazing silicone.

Rooflights

Rooflight glazing joints are cut out and renewed. If the leak is from the roof around it, a roofer needs to look.
