Fire rated sealant in Duns, done properly
A gap around a door frame, a linear joint at the head of a wall and a hole round a pipe are each sealed differently. We check the size and the substrate before choosing the product, then apply it to the depth its tested detail calls for. We work on plasterboard & masonry, flats & HMOs and pipe & cable gaps, and people most often call us about standard silicone or caulk in a fire-stopping gap and gaps around pipes and cables through fire-resisting walls.
In a smaller place like Duns, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. All of them have washrooms, kitchens and fire-rated joints that need looking after.
Each job carries a 12-month guarantee, whatever its size.

Duns: your questions answered
Do you work in hotels near Duns?
Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Do Scottish building rules affect fire-rated sealant work in Duns?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Where do you work from?
We work from Crawley. Our applicators cover Duns, along with the rest of our area.
Can you tell me which gaps need fire stopping?
No, assessment isn’t something we do. Once you have a specification or action list from your assessor or designer, we’ll quote for the sealant work on it.
Should I try DIY first?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.
Is there a guarantee?
Yes, for a year. If there’s a problem with our work in that time, tell us and we’ll put it right.
What does intumescent mean?
Intumescent means it swells when heated. It’s one type of fire-rated sealant; which product suits depends on the gap, the substrate and the service.
Do you have insurance?
Yes. We are fully insured for domestic and commercial work.
Work for landlords, hotels and businesses
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
What affects the cost of fire rated sealant
Jobs vary more than people expect. What affects the quote:
- How much there is to do
- The number of rooms or windows
- How easy the joints are to reach
- Any mould that needs treating
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
What we need to know
When you call or email, it’s useful to know:
- Roughly how big the job is
- Pictures of the joints, sent by email
- Any access issues, like height or stairs
- What’s wrong with the joints now
Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we’ll talk you through the work.
Do you need fire rated sealant in Duns?
Gaps around door frames are easily missed. The gap between the frame and the wall is hidden behind the architrave, so it’s easy to leave unsealed when doors are changed.
Any of these means the joints need attention:
- Linear gaps at the head of walls
- Cracked or shrunken fire-rated sealant
- Door frames with gaps between frame and wall
- Ordinary sealant used where a fire-rated product was needed
If you look after a building such as Berwickshire High School, service openings in fire-resisting walls need checking after any refurbishment.

Aftercare tips
No joint lasts for ever, but care makes a real difference. Our tips:
- Include hidden areas like risers in routine checks
- Make resealing part of every contractor’s brief
- Never patch a fire seal with standard sealant
- File the fire-stopping record where your assessor can find it
File the record of locations and products with your fire safety paperwork. It helps whoever checks the building next.
A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Closing it is generally a straightforward job.
Why it’s worth doing now in Duns
An unsealed gap lets smoke and fire get round a wall that was built to hold them back. A proper seal lets the wall do its job again, and the work involved is often modest. In an older home around Duns, damp from a failed joint can get into timber and plaster.
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

When it isn’t the sealant
Some problems need a builder, plumber or other trade rather than us:
- Certifying a building or signing off its fire safety
- Big openings where sealant alone isn’t the tested solution
- Construction that does not provide fire resistance on its own
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

The process
There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours for a handful of gaps, and longer for a whole building from start to finish. Outside jobs in Duns need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First we work through your list or survey, measuring each gap and checking what it’s formed in.
- Anything that isn’t fit for the job comes out, and the gap is cleaned.
- We put in whatever backing or fill the product detail specifies.
- The sealant goes in to the depth its detail sets, then it’s tooled off.
- Finally, we list where we worked and what we used, for your records.
Getting ready for the visit
- Clear the area around the work
- Mention any parking rules near the property
- For business premises, tell us about site rules or sign-in
