When to call us in Gavinton
Door frames are a common weak spot. The architrave hides the gap between frame and wall, so it can be left open when a door is replaced.
It’s worth asking for a quote if you see:
- Gaps left after a refit or conversion
- Linear gaps at the head of walls
- Gaps around pipes and cables through fire-resisting walls
- Joints picked up in a fire-stopping survey
Community buildings like Gavinton Parish Church and Churchyard are part of the picture too: gaps around pipes and cables are worth checking after any building work there.
Comparing quotes
- How long to leave it before use
- What happens if they find a problem under the old sealant
- Whether the sealant suits the joint
- How the joint is cleaned and prepared
Fire rated sealant in Gavinton
Ordinary silicone or decorators’ caulk in a fire-stopping gap isn’t a fire-rated seal. We cut out the wrong material and reseal with a fire-rated product tested for that kind of gap. We’re often asked to deal with seals cut through by electricians, plumbers or data installers and cracked or shrunken fire-rated sealant, on service penetrations, linear gaps and plasterboard & masonry.
If you look after holiday lets, a guest house or a community building in or near Gavinton, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

The process
On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes from a few hours to a few days, depending on the number of gaps and the access from start to finish. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- Before starting, we go through the specification or action list with you.
- Each gap is measured and its substrate and service noted.
- Unsuitable material such as ordinary foam or silicone is cut out and the faces cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- We hand over a list of locations and products for your records.
Getting ready for the visit
- On commercial sites, let us know about site rules
- Let us know about earlier repairs to the joints
- Clear the area around the work

Advice
FAQs for Gavinton
How do Scotland’s building regulations apply to fire-rated sealant in Gavinton?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
Do you cover smaller places like Gavinton?
Yes. Gavinton is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do you guarantee your work?
Yes. There’s a 12-month guarantee on every job.
Do you carry out fire risk assessments?
No. We follow the requirements from your assessor, designer or building control, and apply each product to its tested details.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we are using and why.
Will there be a smell?
There can be a smell while the sealant cures, but it fades. Opening a window helps.
Can tenants book the work?
Yes. Check with your landlord; we can send the quote to them too.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator.
What fire rated sealant looks like in Gavinton
Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we don’t certify buildings or carry out fire risk assessments. Gavinton has hotels and guest accommodation in and around it. For hotels, a room-by-room programme keeps most rooms in use while the work goes on.
For site and facilities teams at buildings such as Berwickshire High School, fire-stopping around service openings should be restored whenever new services go in.

What affects the quote in Gavinton
You will get a clear quote before we start. It takes into account:
- When we can work, for business premises
- The product the joint needs
- The number and length of the joints
- Any mould that needs treating
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.
What to tell us for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- What the problem is, such as mould, gaps, leaks or cracking
- How we’d reach the joints
- The rough size of the job
- Any previous sealing or DIY work
Getting a quote is simple: let us know what needs doing and where, and roughly how big it is. A few pictures by email make the job easier to understand, and we’ll come back to you with a quote.
Leave it or put it right?
Squirting in whichever sealant is nearest does not make a fire seal. Fire-rated products are tested in set gap sizes, depths and substrates, so both the product and the method matter. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and give you a clear quote before work begins.

What we cannot put right
We will always be straight with you, so here’s what new sealant will not do:
- Fire doors that need new seals, closers or hardware
- A wall that is not a fire-resisting element to begin with
- Big openings where sealant alone isn’t the tested solution
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.
Surfaces we seal
- Service penetrations
- Flats & HMOs
- Door frames
- Plasterboard & masonry
- Linear gaps
- Pipe & cable gaps
How the job changes by surface
Service penetrations
Pipes, cables and ducts passing through fire-resisting walls and floors each leave a gap. We seal it with a product tested for that service and gap size.
Door frames
A door can only do its job if the gap behind its frame is sealed too. We seal that gap with a fire-rated sealant suited to the frame and wall.
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
