About our fire rated sealant in Clockmill
Deciding which gaps need fire stopping is not our role; your assessor, designer or building control sets that out. What we do is apply the right product to that specification, properly and neatly. Common call-outs are for gaps flagged on a fire risk assessment and new service routes left unsealed after building work, on linear gaps, pipe & cable gaps and flats & HMOs.
Work in a place like Clockmill is planned ahead, journey included, so the job can fit around guests, residents or opening hours where possible.
Whatever the size of the job, it’s backed by our 12-month guarantee.

How to look after the new joints
To keep the joints looking good and working properly:
- Tell trades working in the building that fire seals must be put back
- Keep general-purpose foam and caulk away from fire-stopping gaps
- Include fire stopping when you schedule refits
- File the fire-stopping record where your assessor can find it
Keep the record we give you with the building’s fire safety documents. It saves time at the next inspection or assessment.
If a fire risk assessment has flagged a gap, don’t leave it for the next one. Get it sealed and recorded so the item can be closed.
What happens if it’s left?
Squirting in whichever sealant is nearest doesn’t make a fire seal. Fire-rated products are tested in set gap sizes, depths and substrates, so both the product and the method matter. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.

What else we do in Clockmill
Commercial buildings in Clockmill
There are hotels and other places to stay in and around Clockmill. For hotels, a room-by-room programme keeps most rooms in use while the work goes on. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we do not certify buildings or carry out fire risk assessments.
Schools such as Berwickshire High School are buildings too, and gaps opened by contractors for new cabling are a common finding in schools and offices. Community buildings like Old Parish Church of St Cuthbert are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

What happens on the day
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the job takes from a few hours to a few days, depending on the number of gaps and the access in most cases. Outdoor work around Clockmill depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

Clockmill questions
Are the rules for fire-rated sealant different in Scotland?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
Will you come out to Clockmill?
Yes. Clockmill is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you give us a record of the work?
Yes. We record the locations we have sealed and the products used to keep with your fire safety documents.
Do the sealants smell?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
Do you guarantee your work?
Yes. All our work carries a 12-month guarantee.
What do you need from me for a quote?
Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply drop us a line at info@mrmastic.co.uk.
How long does the job take?
A typical job takes anything from a few hours to several days, depending on how many gaps there are, including preparation and clearing up. We’ll confirm how long when we quote.
Can I choose the sealant colour?
We help you choose a colour that suits, from white and clear to greys and other shades. The product needed can limit the range.
Honest limits
We will always be straight with you, so here’s what sealant can’t fix:
- Large holes that need a different fire-stopping system
- Doors that aren’t fire doors in the first place
- Sign-off of the building, which sits with building control or your assessor
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.
Joints and surfaces we work on
- Door frames
- Pipe & cable gaps
- Service penetrations
- Flats & HMOs
- Linear gaps
- Plasterboard & masonry
Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
How we quote for fire rated sealant
Some jobs are bigger than they look, and some smaller. What affects the quote:
- How easy the joints are to reach
- Any mould that needs treating
- The number and length of the joints
- The old material and how stubborn it is
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
Helping us quote
To make quoting easier, please include:
- How we’d reach the joints
- Whether it has been sealed before
- A few pictures by email, if you can
- The address or postcode of the job
Need a quote? Please send an email to info@mrmastic.co.uk and tell us about the job. We’ll explain what we’d do and send you a clear quote before work begins.
