Fire rated sealant near Chirnside

Fire rated sealant in Chirnside, done properly

Intumescent sealant looks much like any other sealant until it gets hot; in a fire it expands into the joint. Which product suits a gap depends on its width, the materials either side and what runs through it. Typical jobs include cracked or shrunken fire-rated sealant and gaps flagged on a fire risk assessment, on plasterboard & masonry, linear gaps and service penetrations.

For holiday lets, guest houses and community buildings in or near Chirnside, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Why act early in Chirnside

Leaving a gap until a refurbishment comes round can mean years with it open. Sealing the gap now is a contained job on its own that doesn’t depend on other work. Around Chirnside, water from a failed joint in an older stone home can soak into timber and plaster.

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

What happens on the day

We bring everything the job needs with us. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours for a handful of gaps, and longer for a whole building. Somewhere like Chirnside may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. We put in whatever backing or fill the product detail specifies.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. Finally, we list where we worked and what we used, for your records.

Preparing for the visit

Your questions about fire rated sealant in Chirnside

Do Scottish building rules affect fire-rated sealant work in Chirnside?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

I let a flat near Reston station. Can you help?

Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

What does fire rated sealant cost?

It depends on the job, so we quote each one individually. For a quick quote, send an email to info@mrmastic.co.uk with a short description of the job.

How long does fire rated sealant take?

That depends on how much there is to do, but as a guide it takes a few hours for a handful of gaps, and longer for a whole building. We will tell you when we quote.

Is the work guaranteed?

Yes. Each job is guaranteed for twelve months, wherever you are.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Surface by surface

Door frames

We deal with the gap around the frame, not the door. Doors, seals and closers are for a door specialist and we will mention anything we notice.

Flats and HMOs

Conversions usually leave a mix of old and new service holes. We seal the ones on your specification with a tested product and the locations noted.

What we cannot put right

To be straight with you, some problems need a different trade:

  • Issuing a fire rating or certificate for a building
  • Fire doors that need new seals, closers or hardware
  • Large holes that need a different fire-stopping system

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Pipe & cable gaps
  • Service penetrations
  • Plasterboard & masonry
  • Flats & HMOs
  • Door frames
  • Linear gaps

How to look after the new joints

So the new joints stay in good condition:

  • Do not fill fire-stopping gaps with ordinary foam or silicone
  • Tell trades working in the building that fire seals must be put back
  • Plan fire stopping into any work that goes through walls or floors
  • Flag any open gap you spot round a pipe or cable

Let contractors know where fire stopping has been done, and make sure anything they disturb is resealed with a suitable product. Later work is a common cause of damaged fire stopping.

It’s easiest to seal gaps while they’re few and easy to reach. Leave them and each new job adds another hole and the job gets bigger.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

What we’re called out for in Chirnside

Lots of unsealed gaps appear long after the building was completed. New cables, pipes and data runs go through walls and ceilings and the hole round the new service isn’t always sealed again.

The most common problems we see are:

  • Old fire sealant that has split or come away
  • Gaps around pipes and cables through fire-resisting walls
  • Linear gaps at the head of walls
  • Door frames with gaps between frame and wall

Schools such as Chirnside Primary School are buildings too, and fire-stopping around service openings should be restored whenever new services go in.

Questions to ask before booking

  • What the quote includes, VAT included or not
  • Is the old sealant removed completely?
  • What guarantee comes with the work
  • How the joint is cleaned and prepared
