How it works

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and clear up. It normally takes from a few hours to a few days, depending on the number of gaps and the access. For a place like Longformacus, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. We apply and tool the sealant to the product’s tested detail.
  5. We record what was done and flag anything that needs a different system.

About our fire rated sealant in Longformacus

A fire seal relies on being installed the way it was tested: correct depth, correct backing and a product suited to the surfaces. That’s the part we focus on, gap by gap. Typical jobs include linear gaps at the head of walls and gaps filled with a product that isn’t fire-rated, on service penetrations, flats & HMOs and door frames.

Work in a place like Longformacus is planned ahead, journey included, so it can be fitted around bookings or opening times where possible.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

How the job changes by surface

Masonry and concrete

Preparation counts on brick, block and concrete. We brush and vacuum the gap and use backing where the detail needs it before the sealant goes in.

Linear gaps

Some linear gaps have to cope with movement as well as fire. The product and depth are chosen to suit both.

What sealant work can’t fix

We will always be straight with you, so here’s what sealant can’t fix:

  • A wall that is not a fire-resisting element to begin with
  • Doors that aren’t fire doors in the first place
  • Issuing a fire rating or certificate for a building

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Fire rated sealant in Longformacus: local notes

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we do not certify buildings or carry out fire risk assessments.

For buildings such as Longformacus Parish Church, gaps around pipes and cables are worth checking after any building work there.

Signs you need fire rated sealant in Longformacus

Movement in the structure can open gaps too: cracked or debonded sealant leaves an open route through the wall. Knocks, maintenance and building work damage it further.

Signs it’s time to call us include:

  • Open holes round services passing through fire walls
  • Gaps filled with a product that isn’t fire-rated
  • Door frames with gaps between frame and wall
  • Gaps where walls meet ceilings or slabs

Around Longformacus, as everywhere, fire rated sealant is only as good as the preparation behind it.

What to look for in a quote

  • Whether all the old sealant comes out first
  • Who turns up on the day
  • Whether the sealant suits the joint
  • What the quote includes, VAT included or not

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Report cracked or damaged seals as soon as you notice them
  • Photograph sealed gaps before they’re covered up
  • Tell trades working in the building that fire seals must be put back
  • Check risers, ceiling voids and cupboards during building checks

File the record of locations and products with your fire safety paperwork. It helps whoever checks the building next.

Any job that breaks through a wall or ceiling should include resealing. Catching it then saves a separate visit later.

Your questions about fire rated sealant in Longformacus

Do Scottish building rules affect fire-rated sealant work in Longformacus?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Is Longformacus in your area for fire rated sealant?

Yes, Longformacus is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Are you fully insured?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

Do the sealants smell?

Sometimes, a little. It fades as the sealant cures.

Can new sealant go over the old?

No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Can you fill the gap behind a fire door frame?

Yes. The joint between frame and wall is sealed with a fire-rated sealant, to the product’s details. The door leaf and its hardware need a door specialist.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we’re using and why.

Can ordinary silicone be used in a fire-stopping gap?

No. Ordinary silicone, caulk or foam is not tested as fire stopping. We cut it out and reseal with a fire-rated product.

What happens if it’s left?

Sealant isn’t the fix for every opening. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. We’ll say so if a gap needs something other than sealant. In an older home around Longformacus, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.
