Bathroom Resealing in Duns

- A joint torn by a bath that flexes
- Water getting behind the bath panel
- Two layers of silicone, both failing
Surface by surface
Wet rooms
A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.
Baths
The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone, tooled so water can’t sit on it.
Bathroom resealing for homes and businesses in Duns
It isn’t only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you’re dealing with a joint torn by a bath that flexes and water escaping at the shower enclosure, we can put it right, whatever the surface.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

Looking after it afterwards
So the new joints stay in good condition:
- Check the joints every few months for splits or lifting
- Dry the bead with a towel now and then
- Do not let bottles sit on the bead
- Avoid abrasive pads on the sealant
In a kitchen, do not let water sit along the back of the worktop and keep hot pans off the bead. A dry joint lasts longer.
There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
Bathrooms and kitchens in Duns
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Managing a site like Berwickshire High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Homes close to Old Parish Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
Leave it or put it right?
The difference in a professional reseal is mostly what you don’t see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. In an older home around Duns, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.

Is Duns in your area for bathroom resealing?
Yes, Duns is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
Which products do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.
Do you have insurance?
Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.
Can I choose the colour of the sealant?
White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.
Can I add another job to the visit?
Yes, and it often makes sense. Doing several areas at once is generally more efficient.
How long will the resealing take?
Allow a couple of hours for a single bath or shower. You’ll know how long to expect before any work starts.
Do I need to be at home?
If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.

When it isn’t the sealant
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- A tray that rocks until it’s re-bedded
- Damage behind the tiles that needs a tiler
- Water getting in through the grout rather than the sealant
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

The process
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen from start to finish. Outdoor work around Duns depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.
Before we arrive
- Where the joints are inside, avoid wetting them before we arrive
- Let us know if you’ve seen damp or leaks
- On commercial sites, let us know about site rules

Advice
What affects the cost of bathroom resealing
The quote reflects the job in front of us. We take into account:
- Any mould that needs treating
- How much old sealant there is and how hard it is to remove
- Which sealant suits the joint
- The number and length of the joints
Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.
Asking for a quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- The type of property
- What’s wrong with the joints now
- Access, such as stairs, a lift or height
- If someone has resealed it before
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that’s easy.
