Trusted window mastic in Duns

Duns: your questions answered

Is Duns within the area you cover?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is Duns in your area for window mastic?

Yes, Duns is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.

Can you quote for more than one area?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

How long will my window job take?

Allow anything from an hour or two to a full day, depending on how many frames there are. Access and how stubborn the old mastic is affect the time most.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

Can tenants book the work?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

Are you insured?

Yes. We are fully insured.

Can you do upstairs windows?

Yes, where it’s safe. Higher or awkward frames may need extra access, and we’ll confirm what’s needed.

Window mastic for homes and businesses in Duns

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are fully insured ARBOMaster approved applicators, and every job is covered by a 12-month guarantee. We’re often asked to deal with mastic that’s falling out in pieces and mastic that has split away from the wall, across uPVC windows, aluminium frames and patio & French doors.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Our work is backed for twelve months.

Landlord and commercial work in Duns

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

What affects the quote in Duns

There’s no set price list, because jobs vary so much. What we look at:

  • Whether there’s mould to deal with
  • The number of rooms or windows
  • Any working-time requirements on site
  • Whether old sealant or filler has to be cut out

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we’ll explain what it covers.

Asking for a quote

Before you ask for a quote, have a think about:

  • The address or postcode of the job
  • The rough size of the job
  • What the problem is, such as mould, gaps, leaks or cracking
  • The type of property

We don’t publish a price list, as no two jobs are quite the same. Instead, we give you a clear quote for your job. To arrange one, email us at info@mrmastic.co.uk.

How the job changes by surface

Aluminium frames

Coated aluminium needs a compatible sealant, and acetoxy silicones aren’t used, as they can attack some metals. We use a neutral-cure product.

uPVC windows

uPVC expands and contracts noticeably with temperature, so the joint needs a low-modulus sealant that stays flexible. White is the usual colour, with brown, anthracite grey and black for coloured frames.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Keep paint and stain on wooden frames in good order
  • Don’t use solvent cleaners on the joint
  • Wipe condensation off the frames
  • Look round the frames every year or so

Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.

Leaks normally show up in wet, windy weather, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.

When it is not the sealant

We’ll always be straight with you, so here’s what sealant can’t fix:

  • Draughts through the window seals rather than the frame
  • Damp coming through the wall itself rather than the frame joint
  • Broken hinges, locks or handles

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

What we seal

  • Window sills
  • uPVC windows
  • Aluminium frames
  • Patio & French doors
  • Timber windows & doors
  • Composite doors

When to call us in Duns

Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, while a joint packed solid can’t stretch. That is what backing rod is for.

Look out for any of the following:

  • Gaps left after new windows were fitted
  • Damp patches on the reveal after heavy rain
  • Cold air getting in at the frame edge
  • Cracked or shrunken mastic around the frame

For an older house near a landmark such as Old Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Questions to ask before you book

  • When the joint can take water or movement
  • Whether they’re fully insured
  • How much experience the applicator has
  • What happens if the job turns out different

Choosing a sealant specialist

The process

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself normally takes most of a day for a typical house, less for a few frames, depending on the size of the job. Around Duns, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We check each frame and agree which ones need doing.
  2. We remove the old mastic and clean the frame and the wall.
  3. Where gaps are deep, backing rod goes in first.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Every joint is checked before we leave.

Before we arrive

  • Clear the area around the work
  • For business premises, tell us about site rules or sign-in
  • Mention any parking rules near the property

Advice

Duns homes and the weather

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

If you look after a building such as Berwickshire High School, its window and door frames need their mastic kept sound, just like a home’s.
