About our window mastic in Preston
Over two decades of sealing frames has taught us which products suit which walls. We’re fully insured ARBOMaster approved applicators, and every job is covered by a 12-month guarantee. We work on timber windows & doors, window sills and composite doors, and the jobs we see most are mastic that has split away from the wall and water coming in at the bottom corners of a door.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.
All of our work is guaranteed for twelve months.

Different surfaces, different methods
Timber windows & doors
Timber moves with moisture as well as heat, so the joint must stay flexible. The paint or stain needs to be sound where the sealant meets it.
Patio & French doors
Not every patio door leak is a mastic problem: blocked drain slots, worn brush seals and threshold details can let water in too. We look for the cause first.
What window mastic looks like in Preston
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
Homes close to Preston Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What happens if it’s left?
Not every sealant suits a window. Interior caulk and bathroom silicone aren’t made for exterior frame joints. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

What happens on the day
There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes a morning for a couple of windows and a door for a typical job. Outside jobs in Preston need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We check how each frame can be reached safely.
- All the failed sealant is cut away, along with any loose debris.
- The surfaces are cleaned and left dry.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
Preparing for the visit
- Let us know about earlier repairs to the joints
- For indoor joints, keep the area dry beforehand if you can
- Tell us about access, such as stairs, a lift or high-level joints

Preston questions
What guarantee comes with window mastic in Preston?
Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
Will you come out to Preston?
Yes. Preston is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is there any odour?
There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.
How long does it take to reseal the windows on a house?
A handful of frames is a short visit, while a whole house takes longer. You will get a timescale with the quote.
Will you leave a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Will new mastic stop draughts?
Yes, if the air is getting in around the frame. If it’s coming through the window seals, we’ll tell you.
Is it OK to seal over old sealant?
No, because it fails. The old sealant always comes out first.
Can you seal the gap between the frame and the plaster indoors?
Yes. Inside, the joint between frame and plaster is sealed neatly.
DIY versus a professional finish
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Common problems we fix in Preston
Sills take more water than any other part of a window, and the ends of the sill, where it meets the wall, are where it gets in. Failed sealant there lets rain into the wall or behind the frame.
If you can see any of these, it’s time to have the joints looked at:
- Old mastic that has gone black or come away
- White mastic on grey or black frames
- Hard, cracked sealant around windows
- Rushed sealant from a window installation
Around Preston, as everywhere, window mastic is only as good as the preparation behind it.
Questions to ask before booking
- Whether they seal over old material or remove it
- What guarantee comes with the work
- What happens if they find a problem under the old sealant
- Are they insured?
Looking after it afterwards
Looking after new joints is easy:
- Repaint timber before it’s bare
- Do not use solvent cleaners on the joint
- Look round the frames every year or so
- Air rooms to keep condensation down around windows
Keep the new mastic undisturbed while it cures, following the cure time we give you. Keep jet washers away from the frames.
Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and a cold room gets colder. A new joint closes it up.
