Bathroom & kitchen resealing in Swinton, Scottish Borders
Professional bathroom resealing in and around Swinton, with old sealant always removed completely and a one-year guarantee.

- A messy, uneven bead from a previous reseal
Bathroom resealing in Swinton, done properly
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We’re often asked to deal with cracked, shrunken or lifting silicone and water getting behind the bath panel, across baths, shower trays & enclosures and wet rooms.
In and around a place like Swinton, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

Signs you need bathroom resealing in Swinton
No sealant lasts indefinitely. Daily water, heat and cleaning products take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.
Signs it’s time to call us include:
- Water escaping at the shower enclosure
- Shrunken sealant along the back of a worktop
- Water getting behind the bath panel
- Black spots spreading through the bead
In and around Swinton, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Your questions about bathroom resealing in Swinton

Where are you based?

Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Can mouldy silicone be sorted out?
Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Is it messy?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
What we do, step by step
We keep the work tidy and contained to the joints we are treating, so you can carry on as normal. Expect the work to take two to three hours for a typical bath, depending on how much old sealant there is. Around Swinton, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We start by protecting the area and stripping out the old bead.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, usually after around 24 hours.
How to prepare
- Keep children and pets away from the work area
- On commercial sites, let us know about site rules
- Tell us about access, such as stairs, a lift or high-level joints

Bathrooms and kitchens in Swinton
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Whether the job is in Swinton itself or nearby, the right material for each joint matters as much as a neat finish.

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.
What affects the cost of bathroom resealing
Every job gets its own quote. This is what makes a difference:
- Any mould that needs treating
- How easy the joints are to reach
- The old material and how stubborn it is
- The number and length of the joints
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will go through it with you.
Helping us quote
Photos by email are helpful but not essential. Please mention:
- Where the property is
- Any previous sealing or DIY work
- If it’s domestic, commercial or a hotel
- How many joints, rooms or windows are involved
We quote each job on its own, so the first step is telling us about yours. Simply email us at info@mrmastic.co.uk and describe the job.
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. A few tips:
- Clean with a mild bathroom cleaner and a soft cloth
- Keep an eye on the corners, where splits start
- Keep the fan on for a while after bathing
- Do not let bottles sit on the bead
In a kitchen, don’t let water sit along the back of the worktop and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
Surface by surface
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.
Basins & vanity units
Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
