How we handle new build mastic in Ednam
Some new-home owners let the house settle before resealing. For small cosmetic gaps, that is reasonable, but a failed shower or bath seal shouldn’t wait. We work on kitchens, plot handovers and show homes, and the jobs we see most are skirting joints opening in the first winter and sealant applied over dusty or wet surfaces.
Work in a place like Ednam is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.
Big or small, it’s backed by our 12-month guarantee.

Common questions in Ednam
Do you cover smaller places like Ednam?
Yes. Ednam is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Is Ednam in your area for new build mastic?
Yes, Ednam is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.
Do you do commercial work?
Yes, regularly. We can plan bigger jobs in stages.
Should I try DIY first?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
Which products do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
What colour sealant will you use?
It depends on the joint: white or clear in most bathrooms, and a colour to suit worktops, frames and floors elsewhere. We agree the colour before any work starts.
How long before the joint can be used?
Cure times vary by product and the temperature. Before we leave, we’ll tell you the cure time.
Where do you work from?
Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.
Why act early in Ednam
Sealant done properly at handover means fewer callbacks. Every return visit for a failed seal takes time and most come down to preparation. In a place like Ednam, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll go through it with you.

Quotes for new build mastic in Ednam
Some jobs are bigger than they look, and some smaller. What affects the quote:
- The number of rooms or windows
- Whether old sealant or filler has to be cut out
- Access and height
- Any mould that needs treating
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
Helping us quote
You do not need to know the technical terms. Just tell us:
- How many joints, rooms or windows are involved
- How we’d reach the joints
- The type of property
- What’s wrong with the joints now

DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Surface by surface
Windows and doors
On new builds, external frame sealant can be patchy. We reseal it with a weatherproof, flexible sealant.
Skirting and floors
Where the floor meets a bath panel or kitchen plinth, the joint keeps mop water out. We seal them with a sealant suited to wet areas.
Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Keep pictures and emails about snagging items
- Raise failed sealant with the developer while you’re covered
- Avoid scourers and strong chemicals on sealant
- Get a leaking seal dealt with right away
Follow the cure time we give you before the area gets wet. Most silicones need around a day.
Lifting sealant traps moisture and mould behind it. Dealing with it before it goes black saves a harder job later.
