External mastic in Ednam
A movement joint is only as good as its depth. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, so it bonds to the two sides only and can stretch. If you are dealing with panel joints letting water in and rigid filler in a joint that should flex, we can put it right, on façade panels, copings & trims and brickwork movement joints alike.
External sealant needs dry surfaces, so outdoor work around Ednam is planned around the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.
All of our work is guaranteed for twelve months.

How the job changes by surface
Concrete and blockwork
Concrete faces can be dusty and porous, so preparation is key. We prime where the sealant needs it before sealing.
Joints between dissimilar materials
Different materials may need different primers. Both surfaces are cleaned and primed as the product requires.
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
What we cannot put right
We won’t take on work that won’t last, so here’s what sealant can’t put right:
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Render that’s blown, hollow or coming away
- Cutting new joints into brickwork, which is building work rather than sealant work
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

Ednam questions
What guarantee comes with external mastic in Ednam?
Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.
Do you cover smaller places like Ednam?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can landlords and businesses book you?
Yes. We work for homeowners, landlords, letting agents, businesses and hotels.
Where do you work from?
We work from Crawley. Our applicators cover Ednam.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned before resealing.
How do you reach high-level joints?
It depends on the height and the site. Ground-floor joints are simple; for higher ones, send details and we’ll confirm the access.
How long does external mastic last?
There’s no fixed answer: joints on exposed walls or with a lot of movement age sooner. A yearly look will tell you when they need doing. Our work comes with a one-year guarantee.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator.
What we are called out for in Ednam
A lot of failed joints come down to preparation: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The sealant never bonds properly.
Common reasons people contact us are:
- Plants rooting in failed movement joints
- Old sealant gone brittle and cracked
- Sealant pulling away from one side of the joint
- Rigid filler in a joint that should flex
If you live in an older home near Ednam Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

What affects the quote in Ednam
There’s no set price list. The quote depends on:
- Any working-time requirements on site
- The type of sealant required
- Any mould that needs treating
- The number and length of the joints
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.
Helping us quote
Photos help, but a description is a good start. Please mention:
- Where the property is
- The type of property
- Roughly how big the job is
- The problem you’ve noticed
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.

How to look after the new joints
After the cure time, these simple habits help:
- Make sure movement joints aren’t pointed over
- Check the sealant is paintable before painting near it
- Fix overflowing gutters above sealed joints
- Check external joints each spring
Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.
Gaps, plants or missing sealant in a joint are worth getting looked at. Early work is quicker and leaves a better finish.
How the visit works
The work is kept neat and contained to the area we are working on, so you can carry on as normal. The job generally takes a few hours for a handful of joints, longer for a whole elevation, and we explain the cure time before we leave. Outside jobs in Ednam need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
- The old mastic and anything lodged in the joint is removed.
- Both sides are cleaned back to sound material and primed if needed.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
Before we arrive
- Plan for the work area to be out of bounds to pets and children
- Let us know about parking restrictions
- Tell us about any water getting in

Walls and rooflines in Ednam
Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Schools such as Kelso High School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
