Jedburgh External Mastic
We cover Jedburgh for sealing brickwork movement joints, render, cladding and façade joints. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Hard, crazed mastic that has stopped moving
- Leaking joints around cladding and façade panels
- Rain getting behind render or cladding at a joint
External mastic for homes and businesses in Jedburgh
External mastic is a job where short cuts show quickly. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We strip the joint back and start again. If you have rain getting behind render or cladding at a joint and moss and dirt in joints with no sealant left, we can put it right, on render & cladding joints, façade panels and joints between brick and frames alike.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.
There’s a 12-month guarantee on every job.

Outside joints around Jedburgh
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.
If you live in an older home near Boston Church and Offices, the joints between older walls, newer extensions and the roofline need a sealant that can move. For site and facilities teams at buildings such as Jedburgh Grammar School, larger buildings have long runs of movement joint that eventually need resealing.
Jedburgh is about 10 miles east of Hawick, in the Scottish Borders. How the visit works
A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and clear up. Most jobs take anything from a few hours to several days, depending on the building. Somewhere like Jedburgh may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
How to prepare
- Let us know if you’ve seen damp or leaks
- Mention any sign-in or site rules at work premises
- Let us know about earlier repairs to the joints

Jedburgh: your questions answered
What guarantee comes with external mastic in Jedburgh?
All our work, in Jedburgh and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Can you do external mastic in Jedburgh?
Yes, Jedburgh is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.
How long does external mastic take?
That depends on the amount of work, but as a guide it takes anything from a few hours to several days, depending on the building. We’ll tell you when we quote.
What do you need from me for a quote?
The location, the problem and the rough size of the job. Photos by email help too.
Can I add another job to the visit?
Of course. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.
Is it OK to seal over old sealant?
No. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.
I’m a tenant. Can you help?
Yes. Check with your landlord; we can send the quote to them too.
Do you work for landlords and businesses?
Yes, we do. We work in homes, commercial premises and hotels, and we are fully insured.
Why it’s worth doing now in Jedburgh
Resealing a run of joints in one go is usually better than patching one at a time. Joints of the same age tend to fail together. In an older home around Jedburgh, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.
What you get with us
- White, clear, grey or another colour, product permitting
- Any old sealant cut out fully, not covered over
- 20+ years of sealant experience
- Anti-fungal silicone where joints get wet

Should I try it myself first?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Make sure movement joints aren’t pointed over
- Look over the joints every year, ideally after winter
- Deal with leaking gutters that soak the joints below
- Point out the joints to other trades
If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.
Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years, so it’s worth resealing at the first signs.
How the job changes by surface
Copings and trims
Coping joints that leak let water straight down into the wall. Sealing them early saves the wall below.
Concrete and blockwork
Wide joints in concrete need the depth controlling carefully. Backing rod sized to the joint sets it and keep the sealant to the right depth.
Quotes for external mastic in Jedburgh
We don’t publish a price list, because jobs vary so much. What we look at:
- Whether there’s mould to deal with
- Which sealant suits the joint
- Whether old sealant or filler has to be cut out
- The number of rooms or windows
What it costs depends on the amount of work, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.
Helping us quote
To help us quote quickly, let us know:
- What’s wrong with the joints now
- If it’s domestic, commercial or a hotel
- If someone has resealed it before
- Pictures of the joints, sent by email
For external mastic in Jedburgh, send an email to info@mrmastic.co.uk. Tell us what the problem is and where, and we will agree the price before any work begins.
When it isn’t the sealant
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Walls that need new movement joints cut into them
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Cracking across the wall rather than at a joint
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.
