External mastic for Oxnam homes and businesses

About our external mastic in Oxnam

Getting the depth right is half the job. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, leaving it bonded to two faces so it can move with the wall. Common call-outs are for moss and dirt in joints with no sealant left and hard, crazed mastic that has stopped moving, across joints between brick and frames, concrete & block and copings & trims.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

What affects the quote in Oxnam

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Which sealant suits the joint
  • How many rooms, windows or areas are involved
  • Any working-time requirements on site
  • Access and height

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What to tell us for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Where the property is
  • If someone has resealed it before
  • Access, such as stairs, a lift or height
  • The rough size of the job

To get a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before we start.

Common questions in Oxnam

Is Oxnam within the area you cover?

Yes. Oxnam is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

What guarantee comes with external mastic in Oxnam?

All our work, in Oxnam and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

How do I get a quote for external mastic in Oxnam?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Can you reach joints on upper floors?

That depends on how high the joints are and the ground below. Low-level joints are straightforward; for higher work, tell us about the building and we’ll confirm what’s needed.

Do you work for hotels and businesses?

Yes. Larger jobs can be planned room by room or area by area to suit the site.

Are you insured?

Yes. We’re fully insured.

Can you quote for more than one area?

Yes, we can. Several rooms, windows or areas can go on one quote.

I rent my home. Can I book you?

Yes. Ask your landlord first, and we can send them the quote if that helps.

For landlords and businesses

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

How the job changes by surface

Concrete and blockwork

Big joints in concrete need careful depth control. We size the backing rod to the gap.

Brickwork movement joints

Brick walls have vertical movement joints to absorb expansion. They’re resealed over backing rod with a low-modulus sealant in a colour to suit the brick.

Why deal with it now?

Sealing over the top of old mastic does not hold for long. The new layer cannot bond properly to old, weathered material, so we always take the old sealant out. In a place like Oxnam, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will explain what it covers.

Aftercare tips

Simple care keeps the joints in good condition. We recommend:

  • Show decorators and builders where the movement joints are
  • Make sure movement joints are not pointed over
  • Have failed joints looked at early
  • Check external joints each spring

Do not paint over the new sealant unless we’ve said the product is paintable. Many exterior sealants aren’t designed to be painted and spoil the finish.

A joint that has stopped moving pushes the movement elsewhere, normally as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.

What we are called out for in Oxnam

Buildings move more than people expect. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. The sealant in the movement joints takes that strain.

Most people get in touch when they notice one of these:

  • Gaps where render, brick and frames meet
  • Movement joints filled with mortar instead of sealant
  • Old sealant gone brittle and cracked
  • Joints with sealant missing in places

If you live in an older home near Oxnam Parish Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

10 questions to ask before booking

Walls and rooflines in Oxnam

Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

How it works

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a few hours for a handful of joints, longer for a whole elevation, including the tidy-up. Around Oxnam, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Move anything stored near the joints
  • Tell us about access, such as stairs, a lift or high-level joints
