Trusted floor joint sealing in Oxnam

What happens on the day

We keep the work tidy and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take a few hours, depending on the length of joint, and we explain the cure time before we leave. Outside jobs in Oxnam need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We look at the gap and the floor type and agree the right sealant.
  2. Whatever is in the joint now, whether caulk, grout or sealant, comes out.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

Advice

Floor joint sealing in Oxnam

Every floor moves a little, so its edges need a joint that can flex. We seal skirting gaps, tiled floor movement joints and concrete floor joints. If you are dealing with tiled floors with no room to move and worn sealant at door thresholds, we can put it right, on wet room & bathroom floors, tiled floors and concrete floor joints alike.

For a place like Oxnam, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Why it’s worth doing now in Oxnam

The right product depends on the floor and the traffic: skirting and tiled floors need flexibility, wet areas need water resistance and concrete needs a product suited to wheels. Getting that choice wrong is a common reason joints fail. In an older home around Oxnam, damp from a failed joint can get into timber and plaster.

Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

Why choose Mr Mastic in Oxnam

When it isn’t the sealant

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Floors that are uneven or need levelling
  • Water getting under the tiles from elsewhere
  • Movement too big for a sealant joint

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Use furniture pads near skirting
  • Keep dirt out of the joints
  • Ask before painting over a sealed joint
  • Walk round the room once a year and look at the edges

Keep off the joint for the time we give you. Light foot traffic is usually fine sooner than wet cleaning or wheels.

Concrete joints damaged by traffic get worse quickly. Early resealing helps keep the joint intact and the floor safer.

Oxnam: your questions answered

Will you come out to Oxnam?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

What guarantee comes with floor joint sealing in Oxnam?

Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

How much does floor joint sealing cost in Oxnam?

It depends on the job, so we quote each one individually. For a quick quote, send an email to info@mrmastic.co.uk with a short description of the job.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all.

Why has a gap opened under my skirting?

Timber floors and skirting shrink and swell through the year. A flexible sealant closes the gap without cracking like caulk.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Can tenants book the work?

Of course. Ask your landlord first, and we can send them the quote if that helps.

Do you need floor joint sealing in Oxnam?

Caulk is the usual filler for skirting. It cracks where there’s movement or water so the gap reappears.

Most people get in touch after spotting something like this:

  • Gaps opening between the floor and skirting
  • Grout cracking in a straight line across a floor
  • Failed seals where bathroom floors meet baths and panels
  • Cracked caulk along skirting in bathrooms and kitchens

In and around Oxnam, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

Our hiring checklist

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

New homes and floors in Oxnam

Floors around the Scottish Borders run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

If you look after a church, hall or community building such as Oxnam Parish Church, floor and skirting joints in halls and kitchens wear like any others.

What affects the cost of floor joint sealing

You’ll get a clear quote before we start. It’s based on:

  • Whether there’s mould to deal with
  • How much old sealant there is and how hard it is to remove
  • How easy the joints are to reach
  • Any working-time requirements on site

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • The type of property
  • If someone has resealed it before
  • The rough size of the job
  • Where the property is

There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.
