FAQs for Oxnam

Do you cover Oxnam for regrouting?

Yes, Oxnam is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Is Oxnam within the area you cover?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

Can you seal over the old sealant?

No. We remove every bit of old sealant first.

Can I add another job to the visit?

Yes. Several rooms, windows or areas can go on one quote.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.

Can tenants book the work?

Of course. Ask your landlord first, and we can send them the quote if that helps.

Regrouting in Oxnam, done properly

Our applicators rake out the old grout to an even depth, taking care not to chip the tile edges. After vacuuming, new grout goes in and the tiles are wiped clean, with silicone renewed in the corners. We work on wet rooms, shower walls and bathroom wall tiles, and common reasons people get in touch are good tiles let down by tired grout and old grout in a dated colour.

A bathroom in a place like Oxnam gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Every job comes with a one-year guarantee.

How the visit works

We keep the work tidy and contained to the area we are working on, so you can get on with your day. The job normally takes anything from a few hours to a full day, depending on the area, and we explain the cure time before we leave. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. Silicone goes into the corners and along the edges.

How to prepare

What we are called out for in Oxnam

Movement behind the tiles cracks grout. Loose tiles, bouncy floors and timber walls can all do it, so we check the tiles before any work starts.

People normally contact us when they notice something like this:

  • Floor grout that won’t come clean
  • A grout colour that no longer suits the room
  • Grout washed out of a shower
  • Crumbling grout between the tiles

In the older streets around Oxnam Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

Work for landlords, hotels and businesses

We also work for property managers and facilities teams in Oxnam and across the Scottish Borders. We can quote a run of properties together, and we are fully insured.

We work for landlords and letting agents as well as householders. Resealing between tenancies keeps a property looking cared for.

What we cannot put right

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Tiles that are chipped or split
  • Tiles that have come away from the wall
  • Leaks from pipes, valves or wastes (a plumber’s job)

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Wet rooms
  • Tiled floors
  • Shower walls
  • Kitchen splashbacks
  • Bathroom wall tiles
  • Bathroom floors

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Open a window or run the fan to clear steam
  • Look at the sealant in the corners now and then
  • Skip wire brushes and scourers
  • Give the walls a quick rinse after use

Before we leave, you will know when the shower can be used. Please follow it, and avoid scrubbing the new grout hard for the first few days.

Stains that will not clean are a sign the grout is breaking down. Regrouting at this stage is straightforward while the tiles are still sound.

Regrouting around Oxnam

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Why act early in Oxnam

Colouring the surface of old grout is a quick cosmetic fix. They don’t fill cracks or stop water, and stains can show through again. A proper regrout puts new grout in the joint. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

How we quote for regrouting

Call for a quick quote. The main things that affect it are:

  • The number of rooms or windows
  • Working hours on commercial sites
  • Which sealant suits the joint
  • Whether the work is at height

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

You don’t need to know the technical terms. Just tell us:

  • The rough size of the job
  • If it’s domestic, commercial or a hotel
  • Access, such as stairs, a lift or height
  • If someone has resealed it before

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.
