Nisbet Regrouting
Tiled areas in Nisbet need attention? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Good tiles let down by tired grout
- Corners filled with grout instead of silicone
- Grout in a colour the owner wants to change
Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Regrouting for homes and businesses in Nisbet
When grout stays dark however much you clean it, the discolouration has normally soaked into the grout. New grout is the fix that lasts and you can pick a different colour while you are at it. Common call-outs are for discoloured grout on otherwise sound tiles and grout washed out of a shower, on bathroom floors, bathroom wall tiles and shower walls.
Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

Surface by surface
Bathroom floors
Floor grout takes foot traffic as well as water. It wears and darkens over time.
Shower walls
Shower walls are the most common area we regrout. Cracked or missing grout here lets water behind the tiles.
What regrouting looks like in Nisbet
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Homes close to Crailing Parish Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Nisbet is about 13 miles north-east of Hawick, in the Scottish Borders. From the centre of Nisbet to the outskirts, regrouting is available for homes and businesses alike. The process
We keep the work tidy and contained to the area we are working on, so you can get on with your day. Expect the work to take a few hours, or longer for a fully tiled room, and we tell you how long to leave it before we go. Around Nisbet, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- We check the tiles are sound and flag any that are loose or hollow.
- The old grout comes out to a consistent depth, without damaging the tiles.
- Dust and debris are vacuumed out of every joint.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- We reseal the internal corners and edges with silicone.
Preparing for the visit

Advice
Your questions about regrouting in Nisbet
Is Nisbet within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
What guarantee comes with regrouting in Nisbet?
All our work, in Nisbet and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
Is it possible to regrout only the shower area?
Yes. A lot of our jobs are only the shower, or the area where the grout has gone.
Do you work for letting agents?
Yes, we do. Domestic, commercial and hotel work are all part of what we do.
Can you work on commercial sites?
Yes, regularly. We can plan bigger jobs in stages to suit the site.
Where do you work from?
We are based in Crawley, and we work across South East England, London and Scotland.
Do you reseal at the same time?
In most cases, yes. The corners and edges should be silicone, and it makes sense to renew both together.
Should I try DIY first?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
Do you need regrouting in Nisbet?
Grout is porous, so it soaks up water, soap and dirt. Over time it stains, softens and starts to crumble and showers that get daily use suffer most.
These are the problems we’re asked about most:
- Corners filled with grout instead of silicone
- Grout that stays dark however much it’s cleaned
- Grout in a colour the owner wants to change
- Crumbling grout between the tiles
In and around Nisbet, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.
Before booking anyone

- Which colour the sealant will be
- Whether the sealant suits the joint
- How the joint is cleaned and prepared
What we cannot put right
We will always be straight with you, so here’s what new sealant won’t do:
- Damaged tiles that need replacing
- A floor or wall that keeps moving
- Tiles that have come away from the wall
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

Leave it or put it right?
Cleaning products may brighten grout for a time, but stains and mould that have soaked in tend to return. New grout, with silicone in the corners, deals with the cause. Around Nisbet, water from a failed joint in an older stone home can soak into timber and plaster.
The cost depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before we start, so you know where you stand.
Why Nisbet clients choose us

Keeping the joints in good condition
A little care helps the new joints last. We recommend:
- Use gentle cleaners on grout
- Wipe or squeegee the shower walls
- Keep harsh bleach and acid cleaners off the grout
- Look at the sealant in the corners now and then
We’ll tell you when the area can be used again. Please follow it, and go gently on the grout at first.
Stains that won’t clean are a sign the grout is breaking down. At this point it’s a simple regrout while the tiles are still sound.
