Selkirk Regrouting
Raking out old, cracked or stained grout and regrouting tiled walls and floors for homes and businesses in Selkirk and across the Scottish Borders. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.
- Gaps where the shower grout has gone
- Kitchen splashback grout stained by grease
- Grout stained black or orange that will not clean
How the visit works
We bring everything the job needs with us. After a quick look at the joints together, we protect the area and start. It normally takes a few hours, or longer for a fully tiled room. Outdoor work around Selkirk depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- Every tile area is checked for hollow or loose tiles first.
- The old grout is removed to an even depth.
- The joints are vacuumed clean.
- New grout is pressed into the joints and the tiles are cleaned.
- We finish with silicone in the moving joints.
Before we arrive
- Let us know about parking restrictions
- Tell us about any water getting in
- Try not to wet indoor joints just before the visit
How to get a quote

What sealant work cannot fix
We’d rather tell you now than do work that won’t last, so these are the limits:
- Water coming from plumbing rather than grout
- Tiles that have come away from the wall
- Failed tanking or waterproofing under the tiles
If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
Questions from Selkirk
Do you work in hotels near Selkirk?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Do you cover smaller places like Selkirk?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is it possible to regrout only the shower area?
Yes, we often do. The shower normally fails first, so many people regrout just that part.
How do I get a quote for regrouting in Selkirk?
Every job is different, so each one gets its own quote. For a quick quote, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.
Will regrouting fix loose tiles?
Tiles that have come away need sorting first. We’ll point them out at the start.
Do you hold any approvals?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Should I try DIY first?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
Can tenants book the work?
Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

What happens if it’s left?
Cracked grout lets water behind the tiles. Leave it, and the adhesive or the wall behind can suffer, which turns a regrout into a retile. Sorting it early keeps the job simple. In an older home around Selkirk, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Call for a quick quote and we will go through it with you.

How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Give the walls a quick rinse after use
- Wipe or squeegee the shower walls
- Have loose tiles looked at early
- Check the corner silicone every few months
Leave the area unused for as long as we advise, so it cures fully. After that, rinse the tiles after showering and let the room air.
Tiles can come away if failed grout is left. Once that happens, regrouting won’t fix it, so it’s worth acting early.
Different surfaces, different methods
Kitchen splashbacks
Grout behind the hob and sink works hard. We renew the grout and the worktop sealant.
Corners and edges
Internal corners move, so we seal them rather than grout them.
Regrouting around Selkirk
There are hotels and other places to stay in and around Selkirk. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
Homes close to Church Of Our Lady And St Joseph include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you let a flat or house near Galashiels station, stained grout drags a rental down, and regrouting between lets puts that right. Managing a site like Selkirk High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
