Ashkirk Regrouting

Our applicators work in Ashkirk on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.

  • Greasy, stained grout behind the hob
  • Floor grout that will not come clean
  • A grout colour that no longer suits the room

Regrouting in Ashkirk

How the visit works

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the job takes a few hours for a shower enclosure, longer for a whole room in most cases. Around Ashkirk, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We check the tiles for any that are hollow or loose.
  2. The old grout is removed to an even depth.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Preparing for the visit

  • Move anything stored near the joints
  • Tell us about any previous sealing or DIY attempts
  • Plan for the work area to be out of bounds to pets and children

Regrouting in Ashkirk

Across Ashkirk, we regrout tiled showers, bathrooms and kitchens. The old grout is raked out, the joints cleaned and new grout laid, and we finish by resealing the edges. We’re often asked to deal with corners filled with grout instead of silicone and splashback grout that has darkened, on kitchen splashbacks, bathroom floors and bathroom wall tiles.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

You’re covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Clean with a soft brush, not anything metal
  • Check the corner silicone every few months
  • Rinse soap off the tiles after each shower
  • Have loose tiles looked at early

Check the corner silicone now and then. Corners flex, so the sealant there will need renewing in time.

Stains that won’t clean are a sign the grout is breaking down. Regrouting at this stage is straightforward, before the joints open up.

Why deal with it now?

Bleach can lighten stained grout for a while, but mould that has got into grout normally comes back. Replacing the grout and resealing the edges is a lasting fix. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

What you get with us

  • Sanitary silicone with an anti-fungal additive in wet areas
  • Domestic, commercial and hotel work
  • 20+ years of sealant experience
  • Approved under the ARBOMaster scheme

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

How the job changes by surface

Kitchen splashbacks

Grout behind the hob and sink works hard. We renew the grout and the worktop sealant.

Bathroom floors

Grout on a floor is walked on as well as wetted. It wears and darkens over time.

Common problems we fix in Ashkirk

Poor ventilation keeps grout damp, and damp grout is where mould grows. Black marks that come back after cleaning are often in the grout itself.

Any of these means the joints need attention:

  • Gaps where the shower grout has gone
  • Grout in corners that has cracked
  • Grout in a colour the owner wants to change
  • Dirty, worn grout on a tiled floor

Homes close to Ashkirk Parish Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Regrouting in Ashkirk: local notes

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

What affects the quote in Ashkirk

We do not publish a price list. The quote depends on:

  • How much old sealant there is and how hard it is to remove
  • Which sealant suits the joint
  • Any working-time requirements on site
  • The number of rooms or windows

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Helping us quote

Before you ask for a quote, have a think about:

  • The rough size of the job
  • What the problem is, such as mould, gaps, leaks or cracking
  • Any previous sealing or DIY work
  • Any access issues, like height or stairs

Questions from Ashkirk

Do you cover Ashkirk for regrouting?

Yes. We work across all of Scotland, and Ashkirk is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

What guarantee comes with regrouting in Ashkirk?

Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Where are you based?

We work from Crawley. We cover Ashkirk and the rest of the Scottish Borders.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we’re using.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit.

Could my grout be a different colour after regrouting?

Yes, plenty of people choose to. Darker grout can hide marks and lighter grout gives a fresher look.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.
