Midlem Regrouting
We cover Midlem for raking out old, cracked or stained grout and regrouting tiled walls and floors. Old sealant removed completely, joints prepared properly.
- Old grout in a dated colour
- Grout in corners that has cracked
- Greasy, stained grout behind the hob
What we’re called out for in Midlem
Grout used in corners or along the bath cracks as the bath or tray moves. They need flexible sealant, and when they are not, water gets in.
Most people get in touch after spotting something like this:
- Gaps where the shower grout has gone
- Cracked or crumbling grout lines
- Grout that makes sound tiles look old
- A grout colour that no longer suits the room
Rented homes near Tweedbank station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again.

How we handle regrouting in Midlem
We check the tiles before any grout comes out. If any tiles are loose or sound hollow, we tell you, because regrouting will not fix what’s behind them. With sound tiles, regrouting is a tidy, lasting improvement. We work on bathroom wall tiles, tiled floors and kitchen splashbacks, and the jobs we see most are grout in corners that has cracked and kitchen splashback grout stained by grease.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

What affects the quote in Midlem
We quote each job individually. This is what makes a difference:
- Working hours on commercial sites
- Any mould that needs treating
- The size of the job
- How many areas need sealing
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will explain what it covers.
Asking for a quote
Photos help, but a description is a good start. Try to tell us:
- How we’d reach the joints
- A few pictures by email, if you can
- Whether it has been sealed before
- The problem you’ve noticed
For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll send you a clear quote before any work starts.
Why act early in Midlem
Cracked grout lets water behind the tiles. Left alone, that water can loosen tiles or damage the wall, which turns a regrout into a retile. Sorting it early keeps the job simple. Around Midlem, water from a failed joint in an older stone home can soak into timber and plaster.
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

How to look after the new joints
To keep the joints looking good and working properly:
- Do not use strong acidic cleaners on grout
- Run the extractor fan during and after a shower
- Use a soft brush rather than a wire one
- Check the corner silicone every few months
Wipe the tiles down after a shower stops soap and water sitting on the grout. Run the extractor fan or open a window to help it dry out.
Tiles can come away if failed grout is left. Once that happens, regrouting will not fix it, so it’s worth acting early.

FAQs for Midlem
Is Midlem within the area you cover?
Yes, Midlem is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Is Midlem in your area for regrouting?
Yes, Midlem is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
Can I do it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Can you do several jobs on one visit?
Yes. Tell us about everything you’d like done and you will get one quote.
Will there be a smell?
There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.
Will it make a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Do you take out the old sealant first?
Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
What sealant do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.
Midlem homes and their sealant
Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

The process
All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for a shower enclosure, longer for a whole room. Outside jobs in Midlem need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We check the tiles for any that are hollow or loose.
- The old grout is removed to an even depth.
- We vacuum the joints so the new grout bonds.
- We regrout the joints and clean the tile faces.
- We finish with silicone in the moving joints.

Advice
For landlords and businesses
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
