Kelso Regrouting
Raking out old, cracked or stained grout and regrouting tiled walls and floors for homes and businesses in Kelso and across the Scottish Borders. Fully insured, ARBOMaster approved and guaranteed for a year.
- A grout colour that no longer suits the room
- Kitchen splashback grout stained by grease
- Grout that’s cracking and breaking up
How we handle regrouting in Kelso
A bathroom with good tiles can still look worn if the grout has gone. With regrouting, the tiles stay and only the grout is renewed, so nothing is ripped out. We are often asked to deal with grout washed out of a shower and floor grout that won’t come clean, on kitchen splashbacks, bathroom wall tiles and shower walls.
Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Why it’s worth doing now in Kelso
Cleaning products may brighten grout for a time, but mould that has got into grout generally comes back. Replacing the grout and resealing the edges is a lasting fix. Around Kelso, water from a failed joint in an older stone home can soak into timber and plaster.
We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk.

Regrouting in Kelso: local notes
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
For site and facilities teams at buildings such as Kelso High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In and around Kelso, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

What happens on the day
Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. It normally takes a few hours, or longer for a fully tiled room. Around Kelso, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- Every tile area is checked for hollow or loose tiles first.
- The old grout is removed to an even depth.
- The joints are vacuumed clean.
- We regrout the joints and clean the tile faces.
- Silicone goes into the corners and along the edges.
Getting ready for the visit
- Let us know if you’ve seen damp or leaks
- Try not to wet indoor joints just before the visit
- Keep children and pets away from the work area
Getting a quote
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

Surface by surface
Corners and edges
Corners flex as the building moves, so we seal them rather than grout them.
Bathroom floors
Regrouting a floor brightens the whole room. Floor-to-wall and bath joints are sealed, not grouted.
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Common questions in Kelso
Do you cover Kelso for regrouting?
Yes. Our work covers the whole of Scotland, and Kelso is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.
Is Kelso within the area you cover?
Yes. Kelso is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Is it worth trying it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Can you do several jobs on one visit?
Yes. Just list everything you need and we’ll quote it together.
How long does the job take?
As a guide, most jobs take a few hours, or longer for a fully tiled room. Larger jobs naturally take longer, and we will say how long yours will take.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Is it messy?
Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we’re done.
I rent my home. Can I book you?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Keep harsh bleach and acid cleaners off the grout
- Clean with a soft brush, not anything metal
- Use a squeegee on the tiles after showering
- Look at the sealant in the corners now and then
Check the corner silicone now and then. Corners flex, so the sealant there will need renewing in time, long before the grout does.
Grout that is washing out of a shower shouldn’t be left. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.

What affects the cost of regrouting
Jobs vary more than people expect. The main factors:
- The old material and how stubborn it is
- How many rooms, windows or areas are involved
- When we can work, for business premises
- Whether there’s mould to deal with
The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.
