Window Mastic in Kelso
Mastic around window and door frames, sills and patio doors in Kelso, with a one-year guarantee on every job. Ask us for a quote.

- Damp patches on the reveal after heavy rain
About our window mastic in Kelso
Colour matters on a frame. We can seal in white, brown, anthracite grey, black or clear, so the line suits the frame instead of standing out. Common call-outs are for whistling draughts around closed windows and rain getting in at the frame or under the sill, across uPVC windows, aluminium frames and composite doors.
In and around a place like Kelso, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.
Your job is guaranteed for a year, as with all our work.

DIY versus a professional finish
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Why deal with it now?
The work is quick compared with the damage it prevents: it takes anything from an hour or two to a full day, depending on how many frames there are. Wait for damp to appear and there may be plaster and decorating to sort out too. In an older home around Kelso, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Surface by surface
Window sills
Sills catch the water running down the glass, so the sill ends and the joint under the frame are vital. Each is cleaned out and resealed.
Timber windows & doors
Where timber has rotted at the joint, it needs repairing first. If we find rot, we’ll tell you before going ahead, as that is a job for a joiner.
Work for landlords, hotels and businesses
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
Do you need window mastic in Kelso?
Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.
Keep an eye out for any of the following:
- Rain getting in at the frame or under the sill
- White mastic on grey or black frames
- Mastic that has split away from the wall
- Gaps between the frame and the inside reveal
In and around Kelso, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.
What your quote should include
- What guarantee comes with the work
- Whether they seal over old material or remove it
- How the colour is chosen
- What preparation is included
Kelso homes and the weather
Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
Schools such as Kelso High School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

When it isn’t the sealant
Sealant isn’t the answer to every problem, and we’ll tell you before any work starts. Sealant will not put right:
- A frame that has rotted at the joint
- A door that needs adjusting, rehanging or new seals
- Faulty window hardware
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

The process
Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes anything from an hour or two to a full day, depending on how many frames there are. Outdoor work around Kelso depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away, along with any loose debris.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
How to prepare
- For indoor joints, keep the area dry beforehand if you can
- Tell us if parking is tricky
- Clear items away from the joints we are working on
