About bathroom resealing in TD5
Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. Common call-outs are for black mould in the silicone that won’t clean off and a bead that has pulled away from the tiles, across shower trays & enclosures, kitchen worktops & upstands and baths.
The work is kept neat and contained to the joints we’re treating, so you can get on with your day. The job generally takes a morning or an afternoon for most single baths and showers, and we explain the cure time before we leave.
- We start by protecting the area and stripping out the old bead.
- The joint is cleaned, degreased and treated for mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- Finally we tidy up and explain the cure time before we leave.

Bathrooms and kitchens across TD5
From Kelso, Town Yetholm and Eccles to its smaller places, homes across TD5 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
We work across all of Scotland, from the cities to the islands, and TD5 is part of that. Journeys are planned ahead, and outside jobs are booked around the forecast.
Kelso: Schools such as Kelso High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Around Kelso, as everywhere, bathroom resealing is only as good as the preparation behind it.
DIY versus a professional finish
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
What we’re called out for in TD5
With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.
The most common problems we see are:
- Black mould in the silicone that will not clean off
- A joint torn by a bath that flexes
- A messy, uneven bead from a previous reseal
- Water getting behind the bath panel
Keeping the joints in good condition
Aftercare is simple, and it makes a real difference:
- Clean with a mild bathroom cleaner and a soft cloth
- Do not leave water standing on kitchen joints
- Check the joints every few months for splits or lifting
- Wait for the cure time we give you
Check the sealant now and then. Small splits and lifting ends are easy to catch early, so if something does not look right, just drop us a line at info@mrmastic.co.uk.
Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.
Landlords, agents and businesses in TD5
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
What affects the quote in TD5
Jobs vary more than people expect. The main factors:
- Whether old sealant or filler has to be cut out
- When we can work, for business premises
- Whether the work is at height
- Whether there’s mould to deal with
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
Helping us quote
When you call or email, it’s useful to know:
- Where the property is
- Any access issues, like height or stairs
- Whether it’s a home or a business
- The rough size of the job
For a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before any work starts.
FAQs for TD5
Where do you work from?
We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Do you have insurance?
Yes, we are fully insured for every job we do.
Do you work in TD5?
Yes. We are based in Crawley and work across South East England, London and Scotland, and that includes TD5.
Can new silicone go straight over the old?
No. A bead laid over old silicone soon starts to come away, because silicone does not bond to silicone. We remove the old bead completely before resealing.
Can you get rid of the black mould in my sealant?
Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
Is it worth trying it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
How long before the new sealant can get wet?
Generally after around 24 hours. We will tell you the cure time for the product we used.
