About our bathroom resealing in Smailholm
Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on shower trays & enclosures, sinks & splashbacks and basins & vanity units, and common reasons people get in touch are sealant that has split, shrunk or peeled away and water escaping at the shower enclosure.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.
Each job carries a 12-month guarantee, whatever its size.

How we quote for bathroom resealing
There’s no set price list. What we look at:
- When we can work, for business premises
- How much there is to do
- Whether old sealant or filler has to be cut out
- Which sealant suits the joint
What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.
What to tell us for a quote
You do not need to know the technical terms. Just tell us:
- The problem you’ve noticed
- Roughly how big the job is
- How we’d reach the joints
- Any previous sealing or DIY work
If you are in Smailholm and need bathroom resealing, email us at info@mrmastic.co.uk. Tell us what the problem is and where, and we will agree the price before any work begins.
Questions from Smailholm
Do you cover smaller places like Smailholm?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
What guarantee comes with bathroom resealing in Smailholm?
All our work, in Smailholm and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
What should I tell you?
Only a few details: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.
Where are you based?
Our base is Crawley. Our area covers South East England, London and Scotland.
Do you take out the old sealant first?
Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
Is it OK to put new sealant on top of the old bead?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
Which products do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.
Can I add another job to the visit?
Yes. More than one area can go on one quote.
How it works
All our tools and materials come with us in the van. Once we’ve agreed what’s being done, we protect the area and start. It normally takes two to three hours for a typical bath, depending on how much old sealant there is. Outside jobs in Smailholm need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We start by protecting the area and stripping out the old bead.
- The joint is cleaned, degreased and treated for mould.
- We let it dry fully and fill the bath with water before sealing.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We tidy up and give you the cure time, generally around 24 hours.
How to prepare
- Tell us about any water getting in
- Let us know about earlier repairs to the joints
- Let us know about stairs, lifts or work at height

Related advice
Leave it or put it right?
Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it normally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. In an older home around Smailholm, damp from a failed joint can get into timber and plaster.
Combining jobs into one visit is usually more efficient than separate visits. You’ll get one clear quote for the whole job.

Bathroom resealing around Smailholm
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
For an older house near a landmark such as Smailholm Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What we are called out for in Smailholm
Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.
If you can see any of these, it’s time to have the joints looked at:
- Mouldy sealant that has gone black
- Cracked, shrunken or lifting silicone
- Leaks into the floor or ceiling below
- Leaking joints on a shower screen
Around Smailholm, as everywhere, bathroom resealing is only as good as the preparation behind it.
Questions to ask before booking
- How long the guarantee is
- What happens if the job turns out different
- Whether the sealant suits the joint
- What insurance they hold
How to look after the new joints
To keep the joints looking good and working properly:
- Move toiletries away from the joint
- Clean with a mild bathroom cleaner and a soft cloth
- Avoid abrasive pads on the sealant
- Let new sealant cure fully before it gets wet
Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.
A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.

What we cannot put right
Before you book, it’s worth knowing the limits too:
- Cracks in the tray itself rather than the joint
- A tray that rocks until it’s re-bedded
- Tiles that have come away from the wall
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.
What we seal
- Sinks & splashbacks
- Kitchen worktops & upstands
- Shower trays & enclosures
- Wet rooms
- Baths
- Basins & vanity units
How the job changes by surface
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop.
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
