Mastic and sealant across TD10

How bathroom resealing works in TD10

Across TD10, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. We’re often asked to deal with sealant that has split, shrunk or peeled away and water getting behind the kitchen upstand, on wet rooms, basins & vanity units and shower trays & enclosures.

We keep the work tidy and contained to the joints we are treating, so you can get on with your day. Expect the work to take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and we explain the cure time before we leave.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

Locally, jobs take us to homes and businesses close to Cross Keys pub and Greenlaw Parish Church and the streets around them. Other landmarks nearby include Hume Castle (2.9 miles south). Open spaces near Greenlaw include Hule Moss.

Where we work in TD10

From Greenlaw to its smaller places, homes across TD10 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

Scottish weather is hard on outside joints, especially in the wetter west, while generally soft water means less limescale indoors but no less mould. Sealants for jobs in TD10 are chosen with that in mind.

Greenlaw: In the older streets around Greenlaw Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Around Greenlaw, as everywhere, bathroom resealing is only as good as the preparation behind it.

Landlords, agents and businesses in TD10

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we are fully insured.

Surface by surface

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop.

Shower trays & enclosures

There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.

Quotes for bathroom resealing in TD10

Call for a quick quote. What matters most is:

  • How much there is to do
  • Whether the work is at height
  • Which sealant suits the joint
  • How much old sealant there is and how hard it is to remove

Doing several joints on one visit is normally more efficient than separate visits. You’ll get one clear quote for the whole job.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • The type of property
  • Pictures of the joints, sent by email
  • What’s wrong with the joints now
  • The rough size of the job

Every job is quoted individually, so start by telling us what you need. Simply send an email to info@mrmastic.co.uk and describe the job, and pictures are welcome.

What sealant work can’t fix

We will always be straight with you, so here’s what new sealant will not do:

  • A bath or tray that moves because it isn’t properly supported
  • Loose or hollow tiles, or failed tanking behind them
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Use gentle cleaners on the silicone
  • Dry the bead with a towel now and then
  • Keep scourers and sharp tools away from the bead
  • Wait for the cure time we give you

In a kitchen, do not let water sit along the back of the worktop. A dry joint lasts longer.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

Common questions in TD10

Are you fully insured?

Yes, we’re fully insured.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status.

Will it make a mess?

We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.

Can you reseal around my kitchen sink and worktop?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

I’m a tenant. Can you help?

We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Do you guarantee your resealing?

Yes. Our one-year guarantee covers every job, and we are fully insured.

Can you just seal over the old silicone?

No. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. We remove the old bead completely before resealing.
