Regrouting for homes and businesses in Greenlaw
We take the old grout out to a consistent depth, taking care not to chip the tile edges. After vacuuming, new grout goes in and the tiles are wiped clean, with silicone renewed in the corners. We’re often asked to deal with dirty, worn grout on a tiled floor and grout in corners that has cracked, across bathroom floors, bathroom wall tiles and tiled floors.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.
You’re covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Bathrooms and kitchens in Greenlaw
Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

How it works
A visit follows a simple pattern: we check the joints, protect the area around them, do the work and clear up. It usually takes a few hours for a shower enclosure, longer for a whole room. Around Greenlaw, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We check the tiles are sound and flag any that are loose or hollow.
- Old grout is raked out to a consistent depth without chipping the tiles.
- Dust and debris are vacuumed out of every joint.
- We fill the joints with new grout, then clean the tiles.
- We reseal the internal corners and edges with silicone.
How to prepare
- Mention if the joints have been sealed before
- For business premises, tell us about site rules or sign-in
- Let us know if you’ve seen damp or leaks

Related advice
Greenlaw: your questions answered
Do you cover smaller places like Greenlaw?
Yes. Greenlaw is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
What guarantee comes with regrouting in Greenlaw?
Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Do you take out the old sealant first?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
When can I use the shower again?
The wait depends on the materials and how warm the room is. We’ll give you a time to follow at the end of the visit.
Can you do several jobs on one visit?
Yes. Several rooms, windows or areas can go on one quote.
Can tenants book the work?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
What information do you need?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Does someone need to be in?
That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
Why it’s worth doing now in Greenlaw
With regrouting, your tiles stay where they are. Retiling is a much bigger job: stripping, making good, new tiles and new grout, and the room is out of use for longer. If the tiles are sound, regrouting is the simpler fix. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
Why book with us
- 4.9 on Google from 180+ five-star reviews
- Any old sealant cut out fully, not covered over
- Over 20 years’ experience
- An ARBOMaster approved applicator
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Have loose tiles looked at early
- Look at the sealant in the corners now and then
- Use gentle cleaners on grout
- Open a window or run the fan to clear steam
Check the corner silicone now and then. Corners flex, so the sealant there will need renewing in time, long before the grout does.
Small problems with grout are quick to put right. Left, the same problem can let water through, so get it looked at when you notice it.
How the job changes by surface
Kitchen splashbacks
Grout behind the hob and sink works hard. We regroute and reseal the worktop joint.
Corners and edges
Corners flex as the building moves, so they get silicone, not grout.
How we quote for regrouting
There’s no set price list. The quote depends on:
- Working hours on commercial sites
- The old material and how stubborn it is
- Whether there’s mould to deal with
- The amount of work
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

When to call us in Greenlaw
Poor ventilation keeps grout damp, giving mould a place to grow. Black marks that come back after cleaning are often in the grout itself.
Common reasons people contact us include:
- Stained grout that cleaning will not shift
- Kitchen splashback grout stained by grease
- Discoloured grout on otherwise sound tiles
- Floor grout that has worn and darkened
If you live in an older home near Greenlaw Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.
Before you book anyone
- Whether all the old sealant comes out first
- Who does the work, and how experienced they are
- Whether you can choose the colour
- When the joint can take water or movement

When something else is needed
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Tiles that are chipped or split
- Movement in a stud wall or floor
- Water coming from plumbing rather than grout
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.
