Trusted regrouting in Lauder

Regrouting in Lauder, done properly

Our applicators rake out the old grout to an even depth, taking care not to chip the tile edges. After vacuuming, new grout goes in and the tiles are wiped clean, with silicone renewed in the corners. If you have floor grout that has worn and darkened and grout that’s cracking and breaking up, we can help.

A bathroom in a place like Lauder gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

Our work is backed for twelve months.

Questions from Lauder

Do you work for hotels and guest houses in Lauder?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Do you work for landlords with property near Stow station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Are you insured?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

Will you leave a mess?

Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we are done.

Can I add another job to the visit?

Of course. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Is it OK to seal over old sealant?

No. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

What affects the quote in Lauder

We do not publish a price list, because jobs vary so much. The quote depends on:

  • Mould in or behind the old joints
  • How easy the joints are to reach
  • The product the joint needs
  • When we can work, for business premises

The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before work begins, so you know where you stand.

What we need to know

When you call or email, it’s useful to know:

  • Pictures of the joints, sent by email
  • How many joints, rooms or windows are involved
  • If someone has resealed it before
  • How we’d reach the joints

If you’re in Lauder and need regrouting, email us at info@mrmastic.co.uk. Tell us what the problem is and where, and we will agree the price before any work begins.

Common problems we fix in Lauder

Poor ventilation keeps grout damp, giving mould a place to grow. When black spots keep returning, the mould has generally got into the grout.

Keep an eye out for these signs:

  • Crumbling grout between the tiles
  • Old grout in a dated colour
  • Grout that makes sound tiles look old
  • Grout that stays dark however much it’s cleaned

For landlords with property near Stow station, stained grout drags a rental down, and regrouting between lets puts that right.

Before booking anyone

  • Whether they’re fully insured
  • Whether all the old sealant comes out first
  • Which sealant they’ll use, and why
  • Whether you can choose the colour

Regrouting around Lauder

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Lauder has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

In the older streets around St Mary's Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

The process

When we arrive, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before any work starts. The work generally takes a few hours for a shower enclosure, longer for a whole room. Outside jobs in Lauder need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. We vacuum the joints so the new grout bonds.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Clear items away from the joints we are working on
  • Tell us if parking is tricky

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Avoid neat bleach and strong acid descalers on grout
  • Run the extractor fan during and after a shower
  • Use a squeegee on the tiles after showering
  • Use gentle cleaners on grout

A squeegee or cloth over the tiles after use keeps water off the grout. Run the extractor fan or open a window to help it dry out.

Stains that won’t clean are a sign the grout is breaking down. At this point it’s a simple regrout while the tiles are still sound.

What happens if it’s left?

Cleaning products may brighten grout for a time, but mould that has got into grout generally comes back. New grout, with silicone in the corners, deals with the cause. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

Why us?

  • Anti-fungal sanitary silicone in wet areas
  • More than 20 years in sealant work
  • Homes, businesses and hotels
  • One-year guarantee on every job

How the job changes by surface

Shower walls

Shower walls are the most common area we regrout. Gaps here let water get behind the tiling.

Kitchen splashbacks

Splashback grout picks up grease and cooking stains. Stained grout is best replaced.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
