Trusted regrouting in Fountainhall

Regrouting in Fountainhall, done properly

We check the tiles before any grout comes out. Loose or hollow tiles are pointed out first, since new grout can’t fix a problem underneath. With sound tiles, regrouting is a tidy, lasting improvement. We’re often asked to deal with floor grout that has worn and darkened and grout washed out of a shower, across bathroom wall tiles, tiled floors and bathroom floors.

In and around a place like Fountainhall, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Each job carries a 12-month guarantee, whatever its size.

Fountainhall questions

Will you come out to Fountainhall?

Yes. Fountainhall is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Stow station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Are you fully insured?

Yes. We’re fully insured for every job we do.

Can you change the grout colour?

Yes, regrouting is the time to do it. Tell us the colour you’d like when you ask for a quote.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

Do the sealants smell?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

What information do you need?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will explain our choice.

Honest limits

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Failed tanking or waterproofing under the tiles
  • Cracked or broken tiles
  • A floor or wall that keeps moving

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

Joints and surfaces we work on

  • Wet rooms
  • Tiled floors
  • Bathroom floors
  • Kitchen splashbacks
  • Shower walls
  • Bathroom wall tiles

What the job involves on each surface

Wet rooms

In a wet room, the whole floor gets wet, so sound grout really matters. We check for loose tiles before starting.

Shower walls

Showers put more water on grout than anywhere else. We replace it, and reseal the corners.

Leave it or put it right?

Grouting over old grout rarely lasts. It sits thinly on top and soon flakes away, taking any repair with it. Removing the old grout to an even depth lets the new grout key in properly. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Keep harsh bleach and acid cleaners off the grout
  • Give the walls a quick rinse after use
  • Run the extractor fan during and after a shower
  • Get any tile that moves checked promptly

Have any tile that moves checked right away. A loose tile cracks the grout around it and open a path for water.

Grout that stays dark after cleaning is starting to fail. Regrouting at this stage is straightforward, before the joints open up.

How we quote for regrouting

Call for a quick quote. The main things that affect it are:

  • Access and height
  • How much old sealant there is and how hard it is to remove
  • The size of the job
  • Any mould that needs treating

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts.

What we need to know

There’s no need for technical detail. Just tell us:

  • What’s wrong with the joints now
  • Pictures of the joints, sent by email
  • How many joints, rooms or windows are involved
  • The address or postcode of the job

There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.

Do you need regrouting in Fountainhall?

Grout is porous, so it soaks up water, soap and dirt. Given time, it discolours and begins to break down, especially in a shower that’s used every day.

Keep an eye out for any of the following:

  • Kitchen splashback grout stained by grease
  • Cracked or crumbling grout lines
  • Corners filled with grout instead of silicone
  • Good tiles let down by tired grout

For landlords with property near Stow station, a regrout while the flat is empty is quicker than working around a tenant.

Choosing a sealant specialist

Fountainhall homes and their sealant

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

How it works

When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work begins. Most jobs take a few hours, or longer for a fully tiled room. Somewhere like Fountainhall may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. The old grout comes out to a consistent depth, without damaging the tiles.
  3. The joints are vacuumed and cleaned.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. Corners and edges are resealed with flexible silicone, not grout.
