Why act early in Fountainhall
Fixing a leaking screen early protects what’s underneath. A small leak can reach the floor below before you notice. Around Fountainhall, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

How we handle glazing silicone in Fountainhall
Sealant on glazing doesn’t last for ever. Sun, rain and movement wear it down and cracked joints let water in. Resealing puts that right. We are often asked to deal with water getting into a conservatory at the joints and a quick top-up bead that didn’t last, on glass balustrade bases, glass-to-frame joints and rooflights.
Outdoor sealant needs a dry surface, so window work around Fountainhall is planned around the weather. Let us know about access to every frame, including any upstairs.
All our work is covered by a 12-month guarantee.

Keeping the joints in good condition
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Use gentle products around the joints
- Use a gentle glass cleaner and a soft cloth
- Get a new leak looked at quickly
- Ventilate the conservatory to cut condensation
Clear the conservatory gutters regularly so water doesn’t back up against the seals. Overflowing gutters can cause leaks of their own.
Shower screen leaks can go unnoticed. It can damage the floor or the ceiling below long before you see it.
Fountainhall: your questions answered
Will you come out to Fountainhall?
Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Is Fountainhall in your area for glazing silicone?
Yes. Our work covers the whole of Scotland, and Fountainhall is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
Is the work guaranteed?
All our work has a 12-month guarantee.
Can you fix a leaking conservatory?
In many cases, as long as sealant is the cause. We trace the leak first before any sealing.
Can you replace a misted double-glazed unit?
No. We renew the sealant. A glazier replaces glass and units.
Do you work for landlords and businesses?
Yes. We work in homes, commercial premises and hotels.
Can you quote for more than one area?
Of course. Doing several areas at once is generally more efficient.
Will it make a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Glazing silicone in Fountainhall: local notes
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

What sealant work can’t fix
To be straight with you, some problems need a different trade:
- Frames that have decayed or split
- A sagging or failing conservatory roof
- A broken pane or roof panel
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.
Joints and surfaces we work on
- Glass-to-frame joints
- Rooflights
- Conservatory frames
- Shower screens
- Glass-to-glass joints
- Glass balustrade bases
Can I do it myself?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
The process
All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take anything from an hour or two to most of a day, depending on the size of the job. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We find where water is getting in and check whether it’s a sealant joint.
- The old sealant is removed from the glass and frame without scratching them.
- The glass and frame are cleaned and degreased.
- Glazing silicone suited to the joint is applied and tooled.
- The finished joints are checked and, where it’s safe, tested with water.
How to prepare
- Move anything stored near the joints
- Let us know about earlier repairs to the joints
- Mention any leaks or damp you’ve noticed
