How we quote for glazing silicone
The quote reflects the job in front of us. We look at:
- Working hours on commercial sites
- Access and height
- How many rooms, windows or areas are involved
- The product the joint needs
Doing several joints on one visit usually makes better use of the time than several visits. You’ll get one clear quote for the whole job.
Helping us quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- How we’d reach the joints
- Pictures of the joints, sent by email
- If it’s domestic, commercial or a hotel
- What the problem is, such as mould, gaps, leaks or cracking
For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before any work starts.
Glazing silicone in North Middleton
Frameless shower screens rely on sealant to keep water in. Leaks normally come from the wall joint or the tray joint and both get fresh anti-fungal silicone. We work on glass-to-frame joints, shower screens and glass balustrade bases, and the jobs we see most are silicone pulling away from the glass and water tracking down the inner face of the glass.
In and around a place like North Middleton, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

North Middleton homes and the weather
Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
In the older streets around Borthwick Church, the joint between an old wall and a newer frame is generally the first place rain gets in. Letting a property close to Gorebridge station? Then a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.

Leave it or put it right?
Fixing a leaking screen early protects what’s underneath. Water from a failed joint can soak into the floor before it shows. Around North Middleton, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
The process
Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours for most jobs. Outdoor work around North Middleton depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We look at the glazing and agree which joints need resealing.
- Old sealant is removed from the glass and frame.
- We clean and prepare the joint.
- New glazing silicone goes in and is finished neatly.
- We inspect the work and test it where we can.
How to prepare
- Let us know about earlier repairs to the joints
- Clear items away from the joints we are working on
- Keep children and pets away from the work area

Related advice
Looking after it afterwards
A little care helps the new joints last. Our advice:
- Stick to mild cleaners on glass
- Check the gutters above the glazing for debris
- Keep scrapers and blades away from the silicone
- Keep air moving in the conservatory
Clear the conservatory gutters regularly so water does not back up against the seals. Blocked gutters can push water where it shouldn’t go.
Damp patches, drips and condensation along a joint are worth checking. It may be sealant, or something else and we will find out which.
