Glazing silicone near Shawfair

Glazing silicone for homes and businesses in Shawfair

Cracked, stained or lifting silicone on glass looks poor and can leak. It comes off cleanly, without marking the glass before the new bead goes in. We are often asked to deal with glass-to-glass joints that have split and leaks where conservatory glass meets the frame, across glass balustrade bases, shower screens and conservatory frames.

In and around a place like Shawfair, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Different surfaces, different methods

Glass-to-frame joints

Silicone at the glass edge seals it into the frame. When it splits, water can get into the frame.

Conservatory frames

Exposed frame joints wear with the weather. Renewed sealant keeps water out.

The process

We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, we protect the area and start. It normally takes anything from an hour or two to most of a day, depending on the size of the job. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We look at the glazing and agree which joints need resealing.
  2. We cut away the failed silicone.
  3. The surfaces are cleaned with a suitable solvent.
  4. We apply and tool the new silicone.
  5. The joints are checked before we leave.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any parking rules near the property

Honest limits

In fairness, there are a few things sealant will not fix:

  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)
  • A roof that has moved or dropped
  • Cracked or broken glass

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Conservatory frames
  • Glass balustrade bases
  • Glass-to-frame joints
  • Glass-to-glass joints
  • Rooflights
  • Shower screens

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Check the silicone on glass every year or so
  • Use a gentle glass cleaner and a soft cloth
  • Keep scrapers and blades away from the silicone
  • Clear the conservatory gutters regularly

Look over the glazing joints every year or so. Catching a split early keeps the repair small.

Act on black or lifting silicone early. Once it starts to peel, water gets behind it and the problem grows.

Leave it or put it right?

Replacing windows or a shower screen is not needed for a failed joint. Sound glass and frames usually just need resealing. Around Shawfair, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Shawfair: your questions answered

Do you work for landlords with property near Shawfair station?

Yes. We work for landlords and letting agents as well as householders. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Does the coastal weather in Shawfair affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

How long will you be here?

Most jobs take anything from an hour or two to most of a day, depending on the size of the job, including preparation and clearing up. We’ll confirm how long when we quote.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Can you reseal a frameless shower screen?

Yes, we do these often. The screen is resealed with anti-fungal silicone made for wet areas.

Can you reseal the base of a glass balustrade?

Yes, where the base is finished with sealant. Photos help us see what’s there when you drop us a line at info@mrmastic.co.uk.

What should I tell you?

A short description and the location. If we need more, we will ask.

Can a conservatory leak be sealed?

Yes, when the leak is a failed sealant joint. If the cause is the roof, a panel or a unit, we will say so.

Shawfair homes and the weather

Shawfair is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Letting a property close to Shawfair station? Then leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies. If you look after a building such as Castlebrae Community High School, larger buildings have plenty of frames, and the mastic around each one ages. Homes close to Newton Church include some older properties, and the joint between an old wall and a newer frame is generally the first place rain gets in.
