Fire rated sealant for North Middleton homes and businesses

Fire rated sealant for homes and businesses in North Middleton

We often work from an action list drawn up by a fire risk assessor for buildings in North Middleton. Send us the list or the survey and we’ll quote for the fire-rated sealant work on it. If you have standard silicone or caulk in a fire-stopping gap and gaps left after a refit or conversion, we can help, whatever the surface.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

A 12-month guarantee comes as standard, so you are not left on your own once the job is done.

What sealant work cannot fix

To be straight with you, some problems need a different trade:

  • Large holes that need a different fire-stopping system
  • Assessing a building’s fire safety
  • Problems with the door itself rather than the gap around the frame

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Surfaces we seal

  • Door frames
  • Pipe & cable gaps
  • Plasterboard & masonry
  • Flats & HMOs
  • Linear gaps
  • Service penetrations

How the visit works

All our tools and materials come with us in the van. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take anything from a few hours to several days, depending on how many gaps there are. Outside jobs in North Middleton need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. We apply and tool the sealant to the product’s tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Before we arrive

  • Mention if the joints have been sealed before
  • For business premises, tell us about site rules or sign-in
  • Try not to wet indoor joints just before the visit

Common questions in North Middleton

I let a flat near Gorebridge station. Can you help?

Yes, we work for letting agents and landlords. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Do you cover smaller places like North Middleton?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Is the work guaranteed?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we’ll put it right.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Can you give us a record of the work?

Yes. You get a list of where we worked and what we used to keep with your fire safety documents.

How do I get a quote for fire rated sealant in North Middleton?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we’ll talk you through it.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

What does intumescent mean?

An intumescent material expands when it’s heated. Intumescent sealants are a type of fire-rated sealant.

For landlords and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can go on one quote.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

A DIY attempt does not rule out a professional job. We cut it out and start again.

Fire rated sealant in North Middleton: local notes

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we don’t certify buildings or do fire risk assessments.

If you look after a church, hall or community building such as Borthwick Church, gaps around pipes and cables are worth checking after any building work there. If you let a flat or house near Gorebridge station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

What happens if it’s left?

An open gap in a fire-resisting wall is a route for smoke and fire. Sealing it properly restores what the wall was there to do, and the work involved is often modest. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we will go through it with you.

Why us?

  • Sanitary silicone with an anti-fungal additive in wet areas
  • 20+ years of sealant experience
  • We’re fully insured
  • Neat joints and a tidy finish

Take a look at our cost guide or what customers say.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. We suggest:

  • Tell trades working in the building that fire seals must be put back
  • Report cracked or damaged seals as soon as you notice them
  • Look in service cupboards and ceiling voids from time to time
  • Never patch a fire seal with standard sealant

Avoid covering a sealed gap with anything that is not part of the tested detail. If it needs repair, use the same type of product. We can tell you which product we used.

Small gaps around services are simple to deal with while there are only a few. Over time, more work adds more holes and the job gets bigger.
