About bathroom resealing in EH23

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the bead isn’t stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. Typical jobs include new sealant laid over old sealant that is now lifting and mouldy sealant that has gone black, on basins & vanity units, sinks & splashbacks and baths.

We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take around two hours for one bath or shower, longer for a whole bathroom.

  1. First the area is protected and every bit of old sealant removed.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

Bathrooms and kitchens across EH23

From Gorebridge, Newtongrange and Birkenside to its smaller places, homes across EH23 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

Scottish weather is hard on outside joints, especially in the wetter west, while generally soft water means less limescale indoors but no less mould. That shapes the choice of sealant for jobs across EH23.

Gorebridge: In the older streets around Gorebridge Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Gorebridge station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can go on one quote.

We work for landlords and letting agents as well as householders. Sealant work between tenants keeps a property looking cared for.

Why it fails

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners don’t help.

It’s worth asking for a quote if you see:

  • Smears of silicone across the tiles
  • Leaks into the floor or ceiling below
  • Black spots spreading through the bead
  • A bead that has pulled away from the tiles

What happens if it’s left?

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts.

What your quote should include

  • Whether they seal over old material or remove it
  • How hidden problems are handled
  • Whether they’re fully insured
  • How the colour is chosen

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Movement from a bath with loose feet or no proper support
  • Tiles that have come away from the wall
  • Water coming from the plumbing rather than the joint

EH23: your questions answered

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Do you remove the old sealant?

Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Do you do commercial work?

Yes. We can plan bigger jobs in stages.

How long before the new sealant can get wet?

After around 24 hours in most cases. We will tell you the cure time for the product we used.

Is it OK to put new sealant on top of the old bead?

No. New silicone will not bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.

Can you get rid of the black mould in my sealant?

Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
