Bathroom resealing across EH37: what to expect

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We are often asked to deal with sealant that has split, shrunk or peeled away and mouldy sealant that has gone black, on basins & vanity units, wet rooms and shower trays & enclosures.

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes around two hours for one bath or shower, longer for a whole bathroom from start to finish.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Near you in Pathhead

Where we work in EH37

EH37 has homes of every age, old and new, and in places like Pathhead and Edgehead there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

Scottish weather is hard on outside joints, especially in the wetter west. That shapes the choice of sealant for jobs across EH37.

Pathhead: Letting a property close to Gorebridge station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Around Pathhead, as everywhere, bathroom resealing is only as good as the preparation behind it.

When something else is needed

We’d rather tell you now than do work that won’t last, so these are the limits:

  • A bath or tray that moves because it is not properly supported
  • A tray or bath that’s cracked through
  • Tiles that have come away from the wall

How the job changes by surface

Wet rooms

Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Baths

Most bath leaks begin along the long edge, especially under a shower. It gets one smooth bead of anti-fungal silicone.

How we quote for bathroom resealing

For a quick quote, just ask. What matters most is:

  • How much there is to do
  • The type of sealant required
  • Whether old sealant or filler has to be cut out
  • How easy the joints are to reach

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

When you contact us, these details help:

  • The address or postcode of the job
  • The problem you’ve noticed
  • A few pictures by email, if you can
  • If it’s domestic, commercial or a hotel

Need a quote? Please email us at info@mrmastic.co.uk with a few details. We will explain what we’d do and send you a clear quote before any work starts.

Aftercare tips

To keep the joints looking good and working properly:

  • Let new sealant cure fully before it gets wet
  • Don’t leave water standing on kitchen joints
  • Use gentle cleaners on the silicone
  • Never pick at the silicone with a blade

Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

Why it fails

Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.

The most common problems we see are:

  • Sealant that has split, shrunk or peeled away
  • Water getting behind the bath panel
  • Two layers of silicone, both failing
  • Gaps where the bath or tray has moved
