Window mastic in Gorebridge
Over two decades of sealing frames has taught us which products suit which walls. We’re ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. We work on timber windows & doors, uPVC windows and composite doors, and the jobs we see most are a bead that doesn’t match the frame and black, perished sealant on frames.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
Our work is backed for twelve months.

How the job changes by surface
Window sills
Stone and concrete sills have their own joints, and the joint under the frame can let rain run behind. We seal those with a sealant suited to masonry.
Aluminium frames
Metal frames expand in the sun and are often slim, with little room for error. A neat, narrow bead in a colour to match keeps the clean look.
What sealant work cannot fix
Some problems need a builder, plumber or other trade rather than us:
- Draughts through the window seals rather than the frame
- A frame that has rotted at the joint
- Penetrating damp from a failed cavity tray or render
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.
What we seal
- Composite doors
- uPVC windows
- Patio & French doors
- Window sills
- Aluminium frames
- Timber windows & doors
What we do, step by step
You don’t need to clear the whole room or building, only the area right around the joints. We protect the rest, and the work takes a morning for a couple of windows and a door for a typical job. Outside jobs in Gorebridge need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We start by checking each window and door with you.
- Next the failed sealant is cut away and the joint cleaned.
- Deep gaps are filled with backing rod to set the depth.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- Every joint is checked before we leave.
Preparing for the visit
- Tell us about any previous sealing or DIY attempts
- Plan for the work area to be out of bounds to pets and children
- Mention any leaks or damp you’ve noticed

Signs you need window mastic in Gorebridge
Timber windows bring their own problems. Old mastic gets painted over and cracks under the paint, and the wood moves with damp as well as heat.
Signs it’s time to call us include:
- Gaps between the frame and the inside reveal
- Gaps left after new windows were fitted
- White mastic on grey or black frames
- Gaps where the sill meets the wall
For site and facilities teams at buildings such as Newbattle Community High School, its window and door frames need their mastic kept sound, just like a home’s.
What your quote should include
- Whether the sealant suits the joint
- What the cure time is
- Who does the work, and how experienced they are
- What happens if they find a problem under the old sealant
Windows and doors in Gorebridge
Historic houses like Melville Castle (about 3.8 miles north-west) are a reminder that the area around Gorebridge has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
In the older streets around Gorebridge Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Rented homes near Gorebridge station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What happens if it’s left?
A cracked joint around a frame lets rain into the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. A reseal is a much smaller job. In an older home around Gorebridge, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Keeping the joints in good condition
Good habits help new joints last longer. A few tips:
- Look round the frames every year or so
- Avoid blasting the frames with a pressure washer
- Paint up to the joint, not over it
- Keep drainage slots and sill grooves clear
Silicone can’t normally be painted, so mention any painting plans before any work starts. There are paintable sealants for joints that need it.
Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. Resealing closes it.
DIY versus a professional finish
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Not at all. The area is protected while we work and cleaned up afterwards.

Yes. Draughts often come through the inside gap too, so it can be worth sealing both.
Can I paint over the new sealant?
Not normally, if it’s silicone. Tell us your decorating plans and we will pick a sealant to suit.
How long does it take to reseal the windows on a house?
That depends on the number of frames, how they’re reached and the state of the old mastic. You will know the timing when we quote.
